One of the UK's largest property auctioneers
  • paragraph

SDL Auctions is one of the UK's largest property auctioneers and in October 2016 we launched into Cheshire & North Wales.

In 2017 the combined SDL Auctions business sold 1,500 lots and raised more than £165 million in sales for our vendors across the country, so with a history of experience and knowledge, you can be confident we can help you sell your property or land for the best possible price.

SDL Auctions Cheshire & North Wales currently holds six auctions each year at Chester Racecourse and has raised over £65 million in the past 10 years.

We sell a wide spread of residential and commercial properties, as well as land, development sites and building plots - so whatever you're looking to purchase we are confident we can help you find what you're looking for.

We pride ourselves on bringing sales by auction into the mainstream. Regularly featuring on BBC1's Homes under the Hammer, the company illustrates how auctioning a property can be a genuine alternative to selling via private treaty.

Throughout 2018 SDL Auctions will hold 40+ auctions at Villa Park in Birmingham, Pride Park Stadium in Derby, Chester Racecourse, Nottingham Racecourse, the King Power Stadium in Leicester, the AJ Bell Stadium in Manchester and the bet365 Stadium in Stoke.

Selling at auction
  • paragraph

Selling your property at auction can offer the perfect solution for a quick, secure and hassle-free sale.

Perhaps you have property you need to sell quickly, is in disrepair or maybe you've even had difficulty selling due to legal complications. Whatever your circumstances, whether your property is vacant or tenanted, you can say goodbye to endless viewings and an indefinite time to sell.

Want to know how it works? Take a look at our easy step by step guide to walk you through the process.

    1. Advice & a free valuation
Whether it's by phone, email or even in person our team are happy to help. Once in contact, we will ask you about your property and your requirements to offer advice tailored to your situation.

Our valuers will then visit and inspect your property. During your appointment, our valuer will give guide price recommendations, talk you through the process and help you decide on the best way forward.

    2. "Yes! We'd like to sell"
By giving us the go-ahead to sell your property under the hammer, we will confirm our terms of agreement then work with your solicitor to help get a legal pack prepared as quickly as possible.

The legal pack can contain a range of documents such as searches, planning permissions, specialist reports, an Energy Performance Certificate (EPC), tenancy agreements, architectural plans, and any special conditions of sale for your property.

    3. Marketing your property

The next step is to get your property on the market! So firstly, we prepare the accommodation details for your approval which will then be uploaded to our website and Rightmove.

From there we will create press advertising, send out emailers to our extensive mailing list and prepare your catalogue entry.

In addition to this you'll benefit from multi-office marketing and when appropriate, our joint agents.

    4. Viewings

We organise viewings for all properties we have access to and have an experienced, well-briefed member of the team present to provide guidance and ascertain interest from the many viewers.

Viewings are well advertised, highly effective and highly valued by prospective auction buyers.

    5. Catalogues

Your property will be allocated a lot number and will be added to our auction catalogue. The catalogue will be sent to our national mailing list of buyers, investors, developers and property dealers.

The catalogue is also added to our website for people to download.

    6. Reserve price

We will always keep you up to date with the level of interest for your property and advice you with any pre-auction offers which may be received.

Approximately 48 hours prior to the auction we discuss and agree a reserve price with you which remains confidential between you and the auctioneer.

    7. The big day!

It's finally here, and you can't wait to see the hammer fall on your lot.

Bidders register and fill the room as the auctioneer explains the process and rules of the day.

As the auction starts, each lot is described prior to being offered along with any amendments that may have been added to the addendum.

After a bit of competitive bidding, the hammer falls and the buyer pays their 10% deposit and exchanges contracts there and then.

    8. Completion

    Your solicitors will handle the process after the auction. We will supply them with any details they need while you make arrangements such as;

    - Making sure the property is vacant upon completion (unless sold as tenanted)
    - Making arrangements for key release
    - Cancelling your service supplies, insurance etc.

Can SDL Auctions Cheshire & North Wales help you further?

Whether you have a residential, investment or commercial property, development opportunity or land - the auction room could be the best place to sell.

Our experienced team are always happy to help, whatever your query so just give us a call on 01244 401 100.

Buying at auction
  • paragraph

There are many reasons for buying at auction, but the key to success is preparation.

Always be sure to do your research prior to the auction; this includes contacting the auctioneers, attending property viewings and reading the legal packs.

Setting yourself a budget is also a good incentive to make sure you don't get carried away because remember - when the hammer falls, the property is yours!

There's more than one way to bid for a property, so to find the right way for you, take a look at our helpful guide below or visit our website on www.sdlauctions.co.uk

In the case of all bidding options, we need a registration form and two forms of ID to be able to register your bid. This includes photographic ID such as driving licence or passport, as well as proof of address such as a utility bill.

  • paragraph

    Bidding in person

All our auctions are open to the public and anyone is more than welcome to come along and watch, however if you intend to bid, then you will need to complete a registration form on the day.

On arrival at the auction venue, our registration team will need you to complete our registration form and provide two forms of ID (photo ID and proof of address). You will then be given a paddle to raise when you wish to bid.

Our team will also offer you an auction catalogue and a copy of the addendum sheet which contains any pre-auction sales, withdrawals or updates since the catalogue was printed.

We also offer a membership card scheme for our more regular bidders which allows members to scan in their SDL Auctions membership card at any of our auction venues.

  • paragraph

    Bidding by telephone

If you are unable to attend the auction in person, you can take advantage of our telephone bidding service.

On the day of the auction, a member of the SDL Auctions Cheshire & North Wales team will call you as your chosen property is coming up for sale. They will repeat what the auctioneer is announcing to the room and confirm if you would like to continue with your bid. If consented, the team member will then ask how much you wish to bid and will execute this on your behalf.

While telephone bidding is open to everyone, you will need to submit your proxy, telephone & internet bidding form (found in the catalogue and on our website) with the SDL Auctions Cheshire & North Wales along with your method of deposit payment and ID no later than 48 hours prior to the auction day.

  • paragraph

    Bidding via the internet

You can also arrange to make internet bids from your computer on the day of the auction.

As with all other bidding methods, we would need you to complete our proxy, telephone & internet bidding form prior to the auction date in order for the team to make the necessary arrangements in advance of the auction.

Our team will then provide you with instructions and a login code so you can login on the day and click to bid.

  • paragraph

    Proxy bidding

If you are unavailable on the day of the auction, you can choose to bid by proxy.

This is where you submit a bid in writing using a proxy, telephone & internet bidding form which authorises the auctioneer to bid on your behalf. The auctioneer will bid in increments against the room to try and get the property at the best price for you.

    • Seller Testimonial

We have had a very positive experience
"[We] would like to thank you for all your help and support over the last couple of months. We hadn't really considered the auction route, probably due to a lack of understanding of its benefits and pitfalls. We feel that with your patience, encouragement and professionalism, we have definitely had a very positive experience and we are more than happy with the auction outcome."
      Mrs F
    • Seller Testimonial

thank you for the amazing service you offered
" I would firstly like to thank you for the amazing service you offered on the help of my property. You were very understanding and got us in to the brochure very last minute and luckily on first page, from start to finish I have been amazed on how fast and efficient you were - and Vejay too. I hope to use your services again and wish you all the best."
      Mrs Minhas
    • Seller Testimonial

thank you for the excellent service
"I would like to thank you for the excellent service that you and your company provided from start to finish. This was my first experience of selling a house by auction so I entered the process with reservations. To actually attend the auction when your own property is being sold was fascinating, if not a little stressful. To actually achieve a sale at a greater sum than we dare hope was something else."
      Mr L
    • Seller Testimonial

Andy is excellent at maximising value
"We've worked with Andy Thompson over a number of years in disposing of our excess stock. We always use Andy as he is excellent at maximising value. He is extremely well connected in the North West and this really seems to help in identifying the best buyer for the property. On this particular lot, Andy secured a sale considerably above the reserve within a week of our instruction."
      Mr T
