How we are different. The difference starts here..
  • paragraph

    No fixed term contract
    image cannot be displayed
We believe that at the heart of what is wrong with our industry is the concept of a "fixed term sole agency contract". It is our contention this is entirely self-serving and nothing to do with the interest of our clients. It encourages agents to promise "the world", to get your instruction. To do this they are inclined to over-value your property. They are then complacent, safe in the knowledge that you cannot get out of the contract for 16 weeks (or more). We do not tie our clients into any such contract. In the unlikely event that you are not entirely satisfied with our performance you can dis-instruct us with no penalties. We believe that you should remain with us because of the quality of the service we provide not because you have to.
  • paragraph

Selling your home should be a team effort
    image cannot be displayed
We know that many of our competitors employ their staff on a minimum basic salary with individual bonuses. This approach inevitably results in internal team conflict, which is the antithesis of what is right for you as a client. The best approach is a team effort, which is why we pay our staff on what they achieve collectively. Our sales managers will oversee the entire process for you but the whole of our team will work together, each bringing their own specialist area of skill to the process to achieve our collective goal - the successful sale of your property. There are also benefits for us by adopting this approach - because our staff operate as a team, they enjoy their work more, stay with us longer and therefore bring added experience and collective intelligence to what they do.
  • paragraph

The value we place on marketing
    image cannot be displayed
We know that the best marketing will attract the maximum number of potential buyers. If we can get multiple interested parties we are very much more likely to deliver the best possible sale for you. With this in mind, we have invested heavily in understanding what the buyer needs to make a decision. Our marketing is built round this knowledge - a realistic description of the property, supportive, relevant images; floor plans and local area information. We profile who we think is going to buy your property and customise the marketing accordingly. If we don't get the response we are expecting, we review our profile of the prospective buyer and change the marketing accordingly. By being more scientific in our approach we leave less to chance.
  • paragraph

    Truth, trust and integrity
    image cannot be displayed
These are not often qualities associated with estate agents. However, these are principles that we were founded on. From our inception, we have striven to follow the very best practice and deliver the highest quality possible customer service. Selling any property, especially one that is your home, is incredibly stressful. It is our job to carry you through that process supporting you at every point of the way. We don't ask for your trust we aim to earn it.
  • paragraph

    Constructive feedback throughout the process
    image cannot be displayed
We know that one of the principle criticisms of our industry is the lack of feedback. We ensure that we understand exactly what your expectations are with regards to feedback and we deliver exactly that. Some clients do not want to know about every viewing, especially if the feedback is negative, others want a detailed account of all the activity. We will customise our feedback accordingly but will give an absolute guarantee of a minimum of weekly contact if only to look at the overall market activity. It is critical to us that you have all the information you need to make the best possible decisions about your sale.
  • paragraph

    Clients not shareholders
    image cannot be displayed
Sandersons is an independently owned and run company that has traded for over two decades. We have the experience and the systems in place but are not loaded down with a top-heavy bureaucratic burden. Our directors are hands on and actively involved in the day-to-day running of the business. As a team we constantly review our practices and can adapt to a changing world quickly and efficiently. We exist to serve our clients not our shareholders.
  • paragraph

    Progression team
    image cannot be displayed
One of the ways that we really bring value to the sales process is through our active participation in the progression of the sale. You would be forgiven for thinking that once the sale has been agreed and passed over to the two party's solicitors that would be the end of our involvement. Far from it. Across the industry an extraordinary number of sales fall through because of avoidable delays in the progression process. We work tirelessly and allocate considerable resources to ensure that all parties have all the information they need and that the sale is being progressed in a timely manner. We have an enviable record in getting sales through from offer to completion.

Sandersons UK - Step by Step Buying Guide
  • paragraph

    image cannot be displayed

If you are thinking of moving, most you of will now register online with agents in your area or will respond to something that you have seen advertised on one of the property portals. On the whole you will have no choice about the agent you deal with as the vendor will have chosen who they want to represent them.

Clearly we hope that you are buying your property through Sandersons and have compiled the following check list so that you know what the process involves and how to avoid some of the common pitfalls. -

  • paragraph

    Putting in an offer
You will have worked out what you can afford and, when you find the property you want, will put in your offer accordingly. The agent acting on behalf of your vendor has a legal responsibility to put your offer forward and will give you feedback on the vendor's response. The process of negotiating around the price can be lengthy and there are no fixed rules but do make sure that you are clear as to exactly what you want included in the sale in terms of fixtures and fittings.
  • paragraph

    Substantiating your offer
It is likely that you will be asked to substantiate your offer. You may already have an AIP (Approval in Principle) from your lender in which case you will be able to provide this in writing. It may be that you have not chosen a mortgage product yet in which case you may be asked to provide proof of income. You will also be asked what the position is with regards to your current property and whether your purchase is subject to a sale. Obviously, from the vendor's perspective you are more attractive as a buyer if you either do not have to sell a property to proceed or are a long way down the road to selling the property you are currently living in. -
  • paragraph

    Acceptance of the offer
Once the vendor accepts your offer you will need to provide details of your solicitor or conveyancer. You will then be sent a Memorandum of Sale by the agent. This will list the two parties (vendor and purchaser) and their legal representation, the agreed price and any fixtures and fitting agreed in the price. Also it will detail any special agreements ie whether you have agreed an exchange date.
  • paragraph

    Solicitor or conveyancer
We would recommend that you use a specialist firm for the conveyancing, they tend to be cheaper and more efficient that general practising solicitors. We are happy to recommend a firm should you wish. -
  • paragraph

    Arranging finance
Make sure that you compare all available products that are available on the market. Even if you have been with your current lender for some time, do make sure that you have the most competitive product on the market. It could amount to £100s per month difference. If you would like us to obtain a "no obligation" comparison for you please contact one of our sales managers.
  • paragraph

    The progression process
The agent and your conveyancer should keep you informed of the progression of the sale. Most offers are subject to at least a valuation and often a survey. Local authority searches will need to be commissioned and enquiries raised with the vendor. If you are involved in a chain, your exchange and completion will have to be synchronised with the other people in the chain. This is often a complex process.
  • paragraph

    Arranging buildings insurance
Remember that you are responsible for insuring your new home from the day that contracts are exchanged. Again, ensure that you have looked at a range of products comparing competitiveness and what is actually covered. Not all insurance products or companies are the same. We have found that many of our landlords have come away from the cheaper end of the insurance market as when they have come to make a claim they have found that they were not covered as comprehensively as they thought.
  • paragraph

    Exchange and completion
Before an exchange of contracts can take place, you will have to sign the contract with your conveyancer/solicitor. Once contracts have been exchanged you are now legally bound to complete the sale. At the point of exchange a non-refundable deposit of usually 10% of the purchase price is lodged with your conveyancer. In the unlikely event that you pull out of the sale, this is passed to the vendor. On exchange a date for completion is set and you will know the day that you will have to move.

We are proactive in our approach and will often identify areas of potential development thereby releasing land that might otherwise not have come onto the market.

    Block Management
    image cannot be displayed
Sandersons UK provides an efficient, personal and bespoke service to Freeholders, Resident Management Companies and Right to Manage Companies within the South East of England.

Our aim is to make the business of managing your residential block as simple and straightforward as possible by taking care of, the often complex legal and regulatory requirements that come with being responsible for a block of flats. We appreciate that all blocks have differing requirements and we will adapt our services and fees to suit the needs of each client.

Our dedicated team will work closely with both landlords and residents to provide an effective management package, which includes but is not limited to the following services:

    • regular property inspections
    • collection of service charges and ground rents
    • preparation of service charge budgets

    • provision of service contracts
    • arrange maintenance, repairs and cleaning contracts
    • ensuring compliance with covenants in leases and statutory provisions
    • responding to solicitors enquiries upon the sale of a flat in the block
    • facilitating the granting of consents for alterations, subletting or keeping pets

    • arranging and attending annual general meetings
    • maintenance of the statutory registers
    • ensuring the prompt filing of statutory information

In addition to the above services, we can also advise on and help facilitate the lease extension and collective enfranchisement processes.

    Financial services
    image cannot be displayed

Our focus is to sell your property and we do not believe that it is ethical for us to supply either in-house financial or legal products.

We believe this potentially results in a conflict of interest and prefer to work in association with independent conveyancers and mortgage brokers hand picked by us for the range of products that they can supply; how competitive they are and for their excellent customer service. In this way we can provide you with a complete service without compromise.

If you require a mortgage for your purchase we would urge you to compare the products available. There is a huge range of financial products on the market at the moment with huge discrepancies in their final cost. An independent mortgage broker will have a much larger range of products available to them than say a bank or a building society who is restricted to their own products. We have saved our clients thousands of pounds by encouraging them to explore the market early in the process. All the companies that we work with will supply a no obligation quote.

We would also urge you to use a specialist conveyancer rather than a general solicitor. Conveyancing is essentially an administration process that requires exact attention to detail and, in our experience, is best undertaken by professionals who specialise.

I had a great deal to juggle at the time and appreciated the time and effort that Sandersons made on my behalf. They took away the strain and I trusted their judgements as I was made to feel that they genuinely put their clients needs first. If they could not contact me they always emailed and left voicemails, I never felt pressured and it was easy to tell that they made fair assessments and gave sound advice. Many thanks for a such a professional service.

Good service from start to finish
      By Tim & Jane G On 04/10/2015

Good service from start to finish- From our first meeting to successfully completing our sale / purchase, Sandersons have been very good. Ceri & James worked tirelessly to obtain a buyer, not once but three times (it's a long story!) before handing over the reins to Linda. She was brilliant, taking any hurdles along the way to exchange and completion in her stride and keeping us updated with our progress.

We would have no hesitation in both using Sandersons again in the future and in recommending them to friends & family - thank you.

Always willing to go extra mile to assist and put ones mind at rest that things are progressing even if sadly due to other outside influences it appears like you'll never see the light at end of tunnel.

      "Professional, Friendly & Hard Working
      5/5 by Rebecca on 01/02/2017:
"Professional, Friendly And Incredibly Hard Working. We bought a house through Sandersons earlier this year. Even though they weren't 'our' estate agents they were incredibly efficient, managed the entire chain almost single-handedly and pushed the sale through speedily despite some significant challenges. Charlotte and the team took the time to get to know us and we felt we were always being treated with honesty and professionalism. It was made very clear to us as buyers what we needed to do to progress the sale and on exchange and completion days Sandersons were the first to update us with progress reports. Nothing was too much trouble and we were greeted by a lovely card and bottle of wine when we picked up the keys. I have never really understood before the value of the work a good estate agent does. Charlotte and the Sandersons team demonstrated exactly what a dedicated agency can bring to the process. If we ever sell this house we will be using Sandersons and I couldn't recommend them more highly. Thank you for everything!"
