    We are proud to announce that 2017 marks our 25th anniversary. Sandersons started as an independent agent and remains resolutely so to this day. We were founded on the principles of excellence and have constantly sought to provide the very best in customer service. To deliver on this requires constant re-evaluation and evolution to keep up with the changes in legislation and technology as well as changing customer expectations.

    We pride ourselves on being different from our competitors and, we believe that it is largely because of the individual and proactive approach we take, we can announce that 2016 was our most successful trading year to date. This success is not just measured in our trading figures but the added value that we have brought to our customers. It is our goal to be at least cost neutral to all our clients and ideally to achieve greater returns for them through our involvement.

    It is generally accepted that 2016 was a difficult trading year for the industry. The lead up to the referendum and the resulting after shocks had a dramatic effect on people's confidence and property stock levels. Leading competitors saw their sales reduce by 50%. In contrast to this, we saw a steady increase in our requests for valuations, instructions, sales agreed and completed. From the year ending 2013 to the year ending 2016 we have seen a 318.87% increase in the level of sales business we have completed.

    Our rental portfolio of managed properties has also increased and our property management team continues to provide the very best of service. We have introduced new software for our tenants to report maintenance issues online 24/7, thus providing additional reassurance for our landlords that they are protected by the potential implications of the latest changes in legislation. We have further improved the rent and legal cover for our landlords. This means we can guarantee 100% of the rental payments up to vacant possession. Because we are in control of the scheme rather than relying on a third party, our landlords receive their rental payments on time with no excess.

    In 2016 we entered into consultation with a prolific, local developer who was looking to instruct an agent to market and sell a new development of 68 houses and apartments. This provided us with an excellent opportunity to demonstrate the added value that we can bring. The developer anticipated a return of £13.7 million for the sale of all the units and hoped this would be achieved within 6 months. Based on our local knowledge of the market, we proposed a specific marketing strategy that involved releasing the units in staggered phases. On the basis of our recommendations we were formally instructed to be the sole agent handling the entire project. The outcome was, we sold all the units in 5 months - 17% ahead of expectation. The final price achieved was in in excess of £14.3 million - £500,000 more than their original expectation. This is a clear example of where we were not just cost neutral, but demonstrated a clear and substantial profit for our client through our involvement. We believe this success is because of our superior marketing, our detailed local knowledge, the level of skill our negotiators bring and the thoroughness of our progression process. In short, we invest in the best people and the best tools and together they achieve in excess of what even the most exacting clients expect.

    2016 also saw an impressive growth in the number of our partner associations. In line with our desire to be proactive, we actively network with other professionals who we believe share our commitment to excellence. We have a department that is dedicated to working with local architects, solicitors, planning consultants and builders. As a result of this investment, we are seeing a growing level of new instruction on some really exciting local projects. Increasingly, we are extending our influence in building innovation and establishing our growing footprint in the land and new homes arena.

    Ultimately, we know that our success relies heavily on the calibre of our staff and their ability to work coherently as a team. In contrast to many of our competitors, we are extremely proud of our record of staff retention. This enables us to develop a quality of relationship with our client's we believe is largely unrivalled.

    No Contracts
    We believe that at the heart of what is wrong with our industry is the concept of a fixed term sole agency contract. It is our contention that this encourages agents to promise the world to get the instruction on and then be complacent, safe in the knowledge that their client is bound to them for anything up to 16 weeks. Sandersons UK - Step by Step Buying Guide

    If you are thinking of moving, most you of will now register online with agents in your area or will respond to something that you have seen advertised on one of the property portals. On the whole you will have no choice about the agent you deal with as the vendor will have chosen who they want to represent them.

    Clearly we hope that you are buying your property through Sandersons and have compiled the following check list so that you know what the process involves and how to avoid some of the common pitfalls. -

    Putting in an offer
    You will have worked out what you can afford and, when you find the property you want, will put in your offer accordingly. The agent acting on behalf of your vendor has a legal responsibility to put your offer forward and will give you feedback on the vendor's response. The process of negotiating around the price can be lengthy and there are no fixed rules but do make sure that you are clear as to exactly what you want included in the sale in terms of fixtures and fittings.

    Substantiating your offer
    It is likely that you will be asked to substantiate your offer. You may already have an AIP (Approval in Principle) from your lender in which case you will be able to provide this in writing. It may be that you have not chosen a mortgage product yet in which case you may be asked to provide proof of income. You will also be asked what the position is with regards to your current property and whether your purchase is subject to a sale. Obviously, from the vendor's perspective you are more attractive as a buyer if you either do not have to sell a property to proceed or are a long way down the road to selling the property you are currently living in. -

    Acceptance of the offer
    Once the vendor accepts your offer you will need to provide details of your solicitor or conveyancer. You will then be sent a Memorandum of Sale by the agent. This will list the two parties (vendor and purchaser) and their legal representation, the agreed price and any fixtures and fitting agreed in the price. Also it will detail any special agreements ie whether you have agreed an exchange date.

    Solicitor or conveyancer
    We would recommend that you use a specialist firm for the conveyancing, they tend to be cheaper and more efficient that general practising solicitors. We are happy to recommend a firm should you wish. -

    Arranging finance
    Make sure that you compare all available products that are available on the market. Even if you have been with your current lender for some time, do make sure that you have the most competitive product on the market. It could amount to £100s per month difference.     The progression process
    The agent and your conveyancer should keep you informed of the progression of the sale. Most offers are subject to at least a valuation and often a survey. Local authority searches will need to be commissioned and enquiries raised with the vendor. If you are involved in a chain, your exchange and completion will have to be synchronised with the other people in the chain. This is often a complex process.

    Arranging buildings insurance
    Remember that you are responsible for insuring your new home from the day that contracts are exchanged. Again, ensure that you have looked at a range of products comparing competitiveness and what is actually covered. Not all insurance products or companies are the same. We have found that many of our landlords have come away from the cheaper end of the insurance market as when they have come to make a claim they have found that they were not covered as comprehensively as they thought.

    Exchange and completion
    Before an exchange of contracts can take place, you will have to sign the contract with your conveyancer/solicitor. Once contracts have been exchanged you are now legally bound to complete the sale. At the point of exchange a non-refundable deposit of usually 10% of the purchase price is lodged with your conveyancer. In the unlikely event that you pull out of the sale, this is passed to the vendor. On exchange a date for completion is set and you will know the day that you will have to move.
