Our representatives are trained and equipped to assist tenants find properties to rent that will meet their needs.
Having identified a prospective property, we will arrange a viewing at a time to suit you including evenings and weekends.
Viewing a Property
Viewing will be accompanied by one of our representatives, who will be able to provide advice and answer any questions you may have.
Should select and wish to apply for a property, you will need to complete an application form
Reserving a Property
On application administration and referencing fees are payable.
Once we receive payment we will cancel all further viewings and begin processing your application.
An administration fee of £330 including VAT per property
A referencing fee of £96 including VAT per applicant
The administration and referencing fees are non refundable and will be forfeit as liquidated damages should you :
• Withdraw ;
• Fail to take up the tenancy on the planned commencement date ;
• One or more of the applicants are unable to satisfy the referencing criteria before the planned commencement date ;
• One or more applicants fail to disclose an adverse credit history.
You will be reassured to note that these fees are fully refundable should the Landlord decline the tenancy without reasonable justification.
Rents are normally quoted on a calendar month basis and in addition, tenants are normally responsible for council tax, gas, electricity, water.
A deposit equal to 6 week's rent is required prior to occupation to cover any loss or damage to the property other than fair wear and tear.
We comply with the Tenancy Deposit Scheme transferring deposits to Deposit Protection Service or to the Landlord to do the same.
Early Termination Fees
Should you wish to terminate your tenancy before the end of the term and the landlord agrees that you can terminate early, you will be responsible for the repayment of the pro rata commission paid in advance by the landlord for the unexpired portion of the tenancy, unless you are exercising a break clause which is contained in your tenancy agreement.
This is calculated as:
10% plus VAT of outstanding monthly rental payments at time of instruction
1 months' rent plus VAT
Tenancy Renewal Fee
Please contact us in advance if you wish to extend your tenancy. If the tenancy is renewed, we will make a charge of £150 including VAT to cover our administration.
Payment Reminder Fee
An administration fee of £30 including VAT will be charged for each reminder letter and £60 including VAT for legal notices served by Solihull Residential Lettings regarding late or non-payment of rent or administration charges.
A reference may be requested by a tenant at any time.
The administration fee for this service is £30 including VAT and is payable upon request.
If any charges remain outstanding at the end of the tenancy, Solihull Residential Lettings will deduct the amount due from the deposit.
All fees levied by Solihull Residential Lettings are subject to VAT at the prevailing rate of 20%.
Solihull Residential Lettings reserves the right to change the schedule of fees and these terms of business upon providing reasonable notice in writing.
