    The original family firm (Stephenson & Co), was founded in 1925 by Arthur Stephenson great grandfather to the current managing director Sarah Randell. Sarah has successfully passed the Technical Award in Residential Letting and Property Management and has 30 years continuous experience in the residential property sector, with expertise in both the letting and management of houses and flats along with Estate Management of small and large residential blocks.

    As members of the Property Ombudsman for Lettings and the National Approved Letting Scheme, we operate to a strict code of practice protecting the interests of both Landlords and tenants alike and ensuring that we keep abreast of industry developments, initiatives and changes in law.     Stephenson Property Management Ltd can undertake all matters in connection with a letting from the initial seeking and vetting of a tenant (including employers, previous landlords and credit reference checks) through the negotiation of rental process and the drawing up of an appropriate Tenancy Agreement and Inventory of contents (where applicable). Through our own maintenance team we are able to project manage major refurbishment through to minor repairs and general cleaning and preparing a property to rent including gas safety checks; energy performance certificates and electrical inspections.

Information for Tenants

    Administration fee (per property) £150

    This allows us to take the property off the market and conduct the relevant applicant checks (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the Tenancy Agreement

    Guarantor fee £25

    Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

    Arrears Letters

    If you struggle to pay your rent you must communicate with us. We are here to help! Unfortunately some people don't do this and we may then need to chase you via phone and mail. If we do need to write to you there will be a charge for this

    1st Letter £5.00

    2nd Letter £7.50

    3rd and subsequent Letters £10.00

    Unpaid Rent/Returned Payment

    The rate of interest applied to unpaid and returned payments will be specified within your Tenancy Agreement but is usually 5% above the Bank of England Base Rate from the date due.
