    We are your local independent agents who specialise in Lettings only aiming to provide you with a personal, professional service.

    Dawn and Stephanie began Tenantfinders in 2001 and together have more than 50 years experience with letting local properties.

    Allison (who also had a background in lettings) joined us in 2004 so we are well established within our roles running a busy Lettings office.

    Many of our Landlords and Tenants say they like knowing who they are dealing with. You are not passed to another department because we are accountable for what we do - the buck stops with us. Our business has expanded mainly from personal recommendations and several of our long standing Landlords and Tenants would be happy to vouch for us.

    We both knew that we could give Landlords and Tenants a good service at a fair price.

    Dawn had been a Manager for a large Corporate Company for 12 years and could see it was shifting more towards performance driven targets over good old fashioned service.

    Stephanie was similarly disenchanted so the opportunity to begin Tenantfinders was seized and we have not looked back since.

    We offer Landlords both a 'Tenantfind only service' suitable for the more experienced Landlords who feel able to manage their property themselves or a 'Fully Managed' service for Landlords new to the business or those who prefer no direct involvement.

    We ensure Landlords are aware of their obligations and responsibilities when preparing to let and we attend regular training sessions ourselves so that our Managed Landlords remain compliant with the ever changing legislative processes.

Landlords - how we can work for you...

    TENANTFINDERS FULLY MANAGED SERVICE
    Including rent collection, repairs and maintenance. This is ideal for a new Landlord or Landlords who are not local or those who have no wish to be directly involved.


    The property is marketed on line and we accompany prospective Tenants on viewings.

    Interested tenants are referenced, credit and right to rent checked and given relevant documents for their perusal..

    We draw up and sign the assured shorthold tenancy agreement/ addenda on your behalf. We will make alterations to the standard wording of the documents (within reason).

    Tenants are emailed the photographic inventory and meter readings.

    We advise the utility companies of the change of occupier (except communication companies.)

    We lodge the deposit within 30 days with the Deposit Protection Custodial Service www.depositprotectionservice.com

    Documents are sent with an invoice, fees are deducted from the move in monies paid by bill payment within 3 working days.

    During the tenancy we oversee any repairs, serve any notices required and keep you updated.

    We arrange for the gas safe check and/service to be carried out together with any electrical testing/reports such as PAT (portable appliances) or DEIC (domestic electrical installation condition report as a duty of care) and an energy performance certificate.

    We visit our managed properties after 3 months and then 6 monthly or as necessary. You will be emailed a report with photographs of any issues.

    We will shop for small items or get keys cut at no charge just the cost of the item as well as bank any utility cheques on your behalf.

    We have a good reliable pool of contractors but are happy to use who you prefer if they hold appropriate insurance but we are not liable for any loss or damage you may suffer though the act, default or negligence of any third party.

    We check the immigration status for all overseas Tenants for Right to Rent purposes ongoing.

    We can offer our Landlords Rental Warranty insurance and advise of benefits/ premiums.

    We write to tenants if they fail to make full rent payment at day 7, 14 and 21 before notifying Rent Warranty Insurance of a potential claim and we attend to all the paperwork. With no warranty in place it will be for the Landlord to seek possession through the Court although we will attend with a bailiff and arrange for the change of locks on your behalf.

    Landlords are emailed an end of year statement for taxation purposes detailing all income and expenditure on request or monthly if preferred.

    When a fixed term tenancy ends we canl draw up extension paperwork otherwise the tenancy becomes periodic.

    At the end of the tenancy we send Tenants check out paperwork and for the check out clerk to attend and compile the report before we attend to the deposit return based on your instructions and advise utilities of the change over.

    We will liaise with the DPS on your behalf and should any issues remain unresolved between parties contact the Alternative Dispute Resolution Scheme (offered by the DPS) for a final decision..

    For Landlords wishing to deal with their own maintenance we will pass your details to the Tenants and we no longer visit the property. Our monthly management fee is reduced by 2%

    There is an initial set up fee, a fee to reference tenants and a monthly management fee. There will be a fee for extension paperwork and a check out fee.

    F inding tenants for the Landlord able to manage themselves once tenants move in and our obligation then ends.

    The property is marketed on line and we accompany prospective Tenants on viewings.

    We obtain references, credit and right to rent checks and furnished prospective Tenants with relevant documents for their perusal..

    We draw up and sign the assured shorthold tenancy agreement/ addenda on your behalf and will make alterations to the standard wording of the documents (within reason).

    Both Landlord (s) and the Tenant (s) are emailed the photographic inventory taken to be an accurate reflection on the condition and cleanliness of the property. This is carried out by an independent unbiased clerk who will take meter readings.

    It is the responsibility of the Tenants to ensure utility companies have their correct details.

    We pass the deposit to you for you to lodge the deposit within your deposit scheme within 30 days of the tenancy start date.

    Documents are sent with an invoice and fees are deducted from the move in monies.

    Ongoing you as Landlord are responsible for monitoring the immigration status to comply with Right to Rent and keep yourself updated with new legislation particularly concerning gas safe checks, electric checks and energy performance certificate ratings and general maintenance as our involvement ceases once tenants have moved in.

    We can offer you Rental Warranty insurance with FCC Paragon and Landlords should read the policy details to ensure that they adhere to the set down procedure re making a claim.

    At the end of the tenancy it will be for both you and the Tenants to agree on the deposit return and if any works are required.

    The Tenantfind fee which will be determined at the property taking into consideration the cost of having a photographic inventory/ addenda and referencing fees and we reserve the right to ask for these in advance.

    Tenants - what you need to be able to rent 
    Once you have budgeted what you can afford to pay (bearing in mind that usually rent does not include gas, electric, water and council tax) contact us! We will show you a selection of properties that may be suitable.
    We have use of a rent calculator to check what you can afford according to the reference criteria set down by the referencing company we use.
    Once you find a property you will be asked to pay a holding fee (non refundable) and references will be taken up with Landlords, Employers and credit checks (ounty Court Judgements.)
    You may be asked to provide a Guarantor to stand in support of your tenancy and they will need to be referenced. They will be responsible for any unpaid rent or damages and they need to corroborate their income.
    The recent Right to Rent checks mean you must have identification (passport, visa, driving license, birth certificate) proving you have the right to rent. Failure to provide any/some of the above may prevent you from renting.

    We offer you service
    We are in regular contact from start to finish ensuring you have as much help as possible to make the process smooth. 

    Before we accept your holding monies we will email you a How To Rent Guide, a draft copy of the Tenancy Agreement, our Tenant Terms and Deposit information for your acceptance.

    Referencing can then be obtained you will be eamiled an on line application form and written confirmation of what has been agreed and a breakdown of monies to be paid. (A referencing fee, the first months rent in advance and the deposit) payable before move in day.

    An independent (unbiased) inventory clerk will compile the inventory and take meter readings. Utility companies are informed of the meter readings and your details at the start of the tenancy.

    On the day of moving all Tenants make an appointment to come to our office (takes roughly 30 minutes.) You are given a folder with all the information you need for your tenancy and keys!

    Your deposit will be placed with the Deposit Protection Service in most cases (www.depositprotection.com)

    You should organise contents insurance (we can offer you this if required) and a tv license and communication providers.

    DAWN BURTON, LETTINGS DIRECTOR
    Dawn started working in Estate Agency 30 years ago and progressed from a Sales Negotiator to a Letting Negotiator where she preferred the faster pace of the Lettings environment. She is the main negotiator at Tenantfinders although for many years she was a Manager in a busy Corporate Letting Agency. She felt that often the larger organizations treated the business as more of a numbers game and the personal side of things was forgotten. So, with the encouragement of the many contacts she made over the years Dawn decided to start Tenantfinders in 2001 in Partnership with Stephanie. Dawn enjoys meeting people and visiting the vast array of properties that Portsmouth and Southsea has to offer. 'After all this time, I still genuinely look forward to coming to work!'

    STEPHANIE TWINAM, LETTINGS DIRECTOR
    Stephanie for many years managed groups of Strata Corporations in Australia, visiting complexes to assess maintenance and overseeing budgets, finances and chairing strata annual general meetings. In 1995 Stephanie moved back to Portsmouth and began working with Dawn. "I immediately liked Dawn's sunny nature and upbeat personality and thought that my organizational skills could compliment Dawn's go getting nature - I knew we would make a good team!"

    Allison started in the Lettings industry in 1992 and is familiar with all aspects of administration.
