Our accompanied viewings are friendly, knowledgeable occasions where we give people the chance to really engage with the house, absorb the spaces and even sit on the sofa and look out of the window to admire the garden....... if we feel it will help seal the deal!
We'll sometimes suggest an open house if your property lends itself to a flow of people going through it, at any one time.
We take pride in providing a viewing platform that showcases your home in the best way possible! You will always hear from us immediately after the viewing with some initial feedback, and further feedback will follow. We like to keep you in the loop!
Identifying The Right Buyer
Our end goal is to get you moved to your new home and to do this it's imperative that any buyer is pre- qualified by us, available funds for purchase are evidenced and chains checked! We will not knowingly leave you exposed to a 'flaky' buyer as this could potentially cause upset down the line. Yes, cash can sometimes be king, but often it's a strong motivation to move (job relocation, impending parenthood, school placement) which will influence a buyer's commitment.
The Sale and Purchase Journey
We appreciate that people don't move house that often, which is why we help guide buyers and sellers through the conveyancing process. It's our job to advise both parties involved, so that all paperwork is completed in a timely manner and key dates are met. . Keeping everybody up to date and reassured is imperative to a successful completion. As is being available for contact outside the hours of 9 till 5! Our success rate of completing sales is way above industry average. We may get a few more grey hairs but we believe strongly that the extra effort is worth it to keep you moving on your property journey, plus we LOVE the day we are handing keys over to new owners!
