    Once you have instructed us to Let your property, we will prepare our Letting Agreements for you to read through and sign. Once returned we will organise for your Professional Photography appointment to take place.

    We are proud to confirm that we have undergone the relevant qualifications to be an ARLA approved Agent - we exceed industry standards higher than the law demands!

    Step 4) Preparing Your Property

    We will advise, any repairs we feel are necessary, discuss cleaning, gardening as well as furniture and furnishings to ensure you receive the highest amount of rent.

    There are also various legal requirements for Letting a property, which we can organise on your behalf and include:

    Energy Performance Certificate (EPC) - Measures the energy efficiency of a property and also includes tips on how to increase your rating to ensure your property is as energy efficient as possible. Once obtained, the certificate is valid for 10 years and is also required if selling. A minimum rating of E is required to be able to let a privately owned property.

    Gas Safety Record (GSR) - A record confirming a Gas Safe Engineer has carried out a check on all the gas appliances in a property to confirm they are safe and in working order, it will also provide recommendation for future work. An annual check must be carried out each year and a copy supplied to the Tenants.

    Electrical Installation Condition Report (EICR) - A report following an assessment that identifies any damage, deterioration, defects and/or conditions that may arise and cause danger. It can only be carried out by a qualified Electrician and must be completed every 5 years as a minimum and a copy supplied to the Tenants.

    Smoke and Carbon Monoxide (CO2) Alarms - A property must have at least 1 working smoke alarm per floor and a carbon monoxide alarm in any room containing a solid fuel burning appliance (e.g. a coal fire, wood burning stove). The Landlord must make sure the alarms are in working order at the start of each new tenancy.

    Step 5) Finding the Right Tenant

    It is crucial to find the right Tenant to ensure a stress free letting as well as a reliable income!

    At Whitlocks, we always have your best interests at heart and we are very particular when choosing your Tenant.

    Once we have shortlisted a selection of potential Tenants who we feel are suitable, we will carry out viewings at the property and put all the offers forward to you, along with the individual circumstances and our advice.

    Step 6) Referencing

    Once a Tenant has been selected the next step is for us to reference, with our independent referencing company.

    This is to safeguard you as our Landlord and to make sure there are no hidden surprises and they have completed their application honestly.

    They will provide a report on the Tenant which will provide scores on the following:

    Matched Address History

    Linked Address's

    Bank Verification

    Once completed, the application will either be accepted or declined - if declined we will be informed of the reason why and we will advise you on the next best steps.

    Step 7) Preparing the Legal Agreements

    Before your Tenant moves into your property we need to make sure all of the legal agreements and necessary paperwork are in place. Not forgetting the rent and deposit are paid in advance.

    The legal paperwork includes:

    How to Rent Guide - This is a checklist provided by the government to ensure Tenants are aware of Landlord and Letting Agents legal requirements for letting a property.

    Assured Shorthold Tenancy Agreement (AST) - This the most common type of tenancy agreement and is a legally binding document between the Tenant and Landlord regarding their legal obligations to one another.

    Inventory - A Schedule of Condition Report with photos should be carried out before the start date of the AST, this details the condition of the fixtures and fittings prior to the tenant moving in. This is to protect both the Tenant and the Landlord.

    Deposit - Tenant's deposit must be held in a government approved Tenancy Deposit Scheme (TDP), there are also various documents that accompany this legal requirement such as Prescribed Information, a Deposit Certificate and The Deposit Protection Service Custodial Terms and Conditions.

    Step 1) Preparing to Move

    Firstly, if you are currently letting you need to check if you are tied into a contract and whether you need to provide notice to your current Landlord or Letting Agent? Tenants are required to give 1 months' notice unless tied in for a fixed period of time.

    If you own your home and are selling to move into rented, have you checked to see if there is a redemption penalty to pay? We do not recommend you sign an Assured Shorthold Tenancy Agreement (AST) for a property unless you have Exchanged Contracts on your sale.

    Make a list of your essential requirements such as number of bedrooms, garden size, parking, garage, location, budget etc.

    We also recommend you carry out a credit report on yourself before starting your property search to make sure there aren't any hidden surprises that you are not aware of.

    When we put your application forward to our Landlords, it is essential you are referenced and the report will show up your credit history.

    You also need to make sure you have your first month's rent and a deposit saved, some Letting Agents offer a no deposit scheme which is a monthly insurance premium, however, we ask for a 5 week deposit as we feel this is most appropriate.

    Once you have completed the previous steps, it's now time to contact us to register.

    There are many benefits to registering with us as opposed to solely searching yourself, the main benefit being - you will be informed of new properties that haven't yet been advertised!

    There are a few ways you can register your details with us which include, registering on our website or one of our advertising portals, by email, by telephone, or pop into our office and meet our lovely team.

    Once registered, you are then in a position to receive our regular property alerts via email or by post, we will also forward you a copy of the latest How to Rent Guide to ensure you are fully informed about the process from the outset.

    Step 5) Viewings and Feedback

    Viewings - Now the exciting part! Once you've shortlisted a property that meets your criteria and within budget, we recommend you book a viewing ASAP!

    A member of our team will attend the appointment to show you around and answer any questions you may have.

    Initial viewings usually last around 15 minutes but you may wish to book a second viewing for a longer period of time.

    Feedback - We will contact you following your viewing to find out your thoughts of the property, to pass on to the Landlord.

    Honest feedback is important for our Landlord's and instrumental in assisting us to achieve a future let for them.

    It is also important for our team, as it will provide us with a better idea of what you are looking for and in turn, help us provide you with a more efficient service going forward.

    Step 6) Offers and Holding Deposit

    Offers - Once you've found the perfect property, you will need to make an acceptable offer to secure it, the rental market is very competitive, and properties are not usually available for very long so we recommend you offer ASAP to avoid disappointment.

    At this stage, all offers are subject to a successful reference check and paying a holding deposit.

    Holding Deposit - You will be required to pay a holding deposit to secure the property which is the equivalent of 1 weeks rent of the property you wish to rent. We will also provide you with a letter explaining this which you will be required to sign.

    Once you have been selected, the next step is for us to reference you, with our independent referencing company.

      Step 1 - Preparing to Move

      Before you start your property search, it is important to make a list of your essential requirements such as number of bedrooms, garden size, parking, garage, location, budget etc.

      When you call to register your details with us, these are the types of questions we will be asking, to ensure we send you properties of interest. We will also ask what your position is, which will fall into one of these categories:

      First Time Buyer - you are buying a property for the first time.

      In Rented - you have nothing to sell but are currently living in a rental property which may require you to give notice to vacate.

      Under Offer - you have accepted an offer on your property.

      Not On The Market - you need to sell your property in order to fund your next purchase, which you have not yet placed on the market.

      Nothing to Sell - you do not need to sell your property in order to make a purchase, which may be by mortgage or cash.

      Cash Buyer - you will be purchasing solely with cash funds.

      Step 2 - Financing your Purchase

      There are a few ways a property can be purchased, the most common forms are by mortgage or cash funds.

      Mortgage - If you require a mortgage to help fund your purchase, we advise you to consult with our trusted Mortgage Broker before you start your search to confirm how much you can afford to spend; they will arrange a Mortgage Promise or an Agreement in Principle (AIP) which is a tentative agreement from the Lender detailing how much they are prepared to lend you.

      Cash - If you are purchasing with cash funds it is important to confirm if your money is readily available and not tied up in an account with expensive early penalty fees. If your cash funds are tied up in the sale of your property, you may need to sell first before agreeing to purchase another.

      Step 3 - Registration

      There are many benefits to registering with us as opposed to solely searching yourself, the main benefit being - you will be informed of new properties that haven't yet been advertised!

      There are a few ways you can register your details with us which include, registering on our website or one of our advertising portals, by email, by telephone, or pop into our office and meet our lovely team.

      Once registered, you are then in a position to receive our regular property alerts via email or by post.

      Now the exciting part! Once you've shortlisted a property that meets your criteria and within budget, we recommend you book a viewing ASAP!

      A member of our team will attend the appointment to show you around and answer any questions you may have.

      Initial viewings usually last around 15 minutes but you may wish to book a second viewing for a longer period of time.

      Honest feedback is important for our Vendor's and instrumental in assisting us to achieve a future sale for them.

      Step 6 - Offers

      Once you've found the perfect property, you will need to make an acceptable offer to secure it.

      Any offer that is submitted will need to be backed up with proof of finance such as your AIP or proof of cash funds.

      If your offer is declined, you can put forward further offers and by law, we must put all offers forward to the Vendor, regardless if the property is still available or Under Offer to another Buyer.

      At this stage, all offers are subject to Contract and Survey, therefore neither party is legally bound until the Contract is signed upon Exchange of Contracts.

      Step 7 - Sold STC / Conveyancing

      At this point, you will need to instruct a Solicitor to act on your behalf, we have lots of local firms we can recommend who offer very competitive rates but most importantly have been tested by our company and will provide you with an efficient service.

      Like choosing the right property, it is paramount to choose the right Solicitor - choosing the wrong Solicitor can cause delays and could even result in you losing the property you wish to Buy.

      The conveyancing process does take some time, we estimate the process can be completed within 6-16 weeks, however, every sale is different.

      We pride ourselves on our conscientious sales progression service, we will keep you up to date and continue to chase your purchase right up until Exchange of Contracts.

      Step 8- Surveys

      If you are getting a mortgage, you also need to instruct your Mortgage Broker to arrange a valuation on the property you wish to purchase.

      We always recommend organising a Home Buyers or Building Survey, depending on the property regardless if you are getting a mortgage or purchasing with cash.

      Mortgage Valuation - A Surveyor acting for your Lender will visit the property to undertake a report to determine whether the requested loan amount is reasonable against the purchase price and will also inspect the basic condition of the property.

      Home Buyers Survey - This Survey is to provide a more in-depth report to highlight any pressing or significant defects and problems which are likely to have an overall impact on the value of the property as well as the safety. They usually use a traffic light system to detail their findings.

      Building Survey - This Survey is more comprehensive and lists full technical details of the construction, materials and condition. It highlights the full spectrum of defects from the more serious down to the insignificant and the terms of the Survey are therefore tailored to fit the client's specific needs.

      We have recommended Surveyors who can conduct any type of Survey for you who have been tried and tested by our company and although it may cost a little more to obtain a more detailed report, this could save you thousands in the long-run and could potentially save you from making a purchase you later regret.

      Step 9 - Exchange of Contracts

      After all of the conveyancing, paperwork has been completed and a moving date has been agreed by the whole of the chain, the next step is for you to pay a non-refundable deposit to your Solicitor.

      Contracts will then be 'Exchanged' and the transaction becomes legally binding.

      You will also need to ensure you have booked a removal company (if required), we have many local firms we can recommend, and they are happy to travel further afield to move you in or out of the area.

      There is usually a week between Exchange and Completion, although if mutually agreed it can be extended.

      Today is the day you will complete the purchase of your property! You are officially the homeowner!
