While asking prices typically fall in the summer, this year&#8217;s August drop is the largest we&#8217;ve seen for eight years. Why?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Because sellers are facing increased competition, with the number of homes available for sale remaining close to a 12-year high for this time of year.* However, if the pricing and presentation are right, buyers are still making a move this summer.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the light of this, we asked estate agents for advice on how to sell your home over the summer months.<\/p>\n\n\n\n<p class=\"has-small-font-size wp-block-paragraph\">*Rightmove House Price Index<\/p>\n\n\n\n<h2 id=\"summer-buyers-may-be-fewer-but-theyre-often-more-motivated\" class=\"wp-block-heading\">Summer buyers may be fewer, but they&#8217;re often more motivated<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">One positive for sellers is that many of the buyers still actively searching during the summer months tend to be serious about moving. Families hoping to secure a new home before the start of the next school year are often working to a deadline.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Others may be relocating for work or trying to complete a move before autumn.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Hollie Whittaker, Founder of Yorkshire estate agency Block &amp; Brick<\/strong>, says that summer buyers are often among the most motivated:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Summer buyers are often highly motivated, particularly families looking to secure a home in their preferred school catchment area, and the longer evenings make viewings more convenient.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While the number of sales agreed during the first half of 2026 was 6% lower than the same period in 2025, sales remained level with the first half of 2024. That suggests buyers are still being tempted when they find the right property at the right price.<\/p>\n\n\n\n<h2 id=\"summer-puts-your-home-in-its-best-light\" class=\"wp-block-heading\">Summer puts your home in its best light<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Summer has some obvious advantages when it comes to presentation. Longer daylight hours make it easier for buyers to view properties after work, while gardens, patios and outdoor entertaining spaces are often at their most attractive.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For sellers, this is an opportunity to maximise first impressions before photography, viewings and open-house events. Whittaker says preparation is critical:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;We work closely with our clients to make sure every home is presented at its absolute best before it goes to market. This means everything from ensuring the garden is well maintained and the grass is freshly cut to making sure the property is photo-ready, because first impressions really do count.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With this year\u2019s summer buyers having more choice than they have had for years, sellers need every advantage they can get. School holidays, overseas travel, weddings and social events can all reduce the amount of time buyers spend searching for a new home.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This year we\u2019ve had the World Cup, heatwaves and a change in Prime Minister all competing for buyers&#8217; attention. Our data shows that heatwaves in May, June and July each caused temporary dips in buyer demand on Rightmove.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Demand <a href=\"https:\/\/www.rightmove.co.uk\/press-centre\/buyer-demand-bounces-back-after-may-heatwave\/\">fell by 8%<\/a> during the first heatwave in May 2026, by 6% during June&#8217;s heatwave and by 4% during July&#8217;s hot weather*.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While these impacts appear to be temporary, they highlight the importance of patience and realistic expectations when selling during the summer months.<\/p>\n\n\n\n<p class=\"has-small-font-size wp-block-paragraph\">*Rightmove House Price Index<\/p>\n\n\n\n<h2 id=\"getting-the-asking-price-right-is-more-important-than-ever\" class=\"wp-block-heading\"><strong>Getting the asking price right is more important than ever<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Perhaps the most important takeaway from the latest market data is the growing significance of pricing correctly from the outset. Rightmove data shows that nearly three-quarters (74%) of homes that successfully sold and completed this year did so without needing an asking price reduction.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Alan Norman, Sales Consultant at Peter Richardsons<\/strong>, believes this should be the priority for every seller:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;We&#8217;ve enjoyed a fantastic summer, which has helped generate healthy viewing numbers. However, for agents and sellers alike, realistic pricing, strong marketing and honest advice have never been more important.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Above all, get the asking price right from day one. First impressions count, and you&#8217;re only new to the market once &#8211; those first two weeks are so important.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And with competing properties reducing their asking prices to attract buyers, he believes launching realistically gives sellers their best chance of success:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Launching at a realistic price can help generate early interest and support a successful sale.&#8221;<a id=\"_msocom_1\"><\/a><\/p>\n\n\n\n<h2 id=\"the-season-matters-less-than-the-market\" class=\"wp-block-heading\">The season matters less than the market<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">It&#8217;s tempting to focus on whether summer is a good or bad time to sell. But many agents argue that wider market conditions are ultimately more important than the time of year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Abbey Pallett MNAEA of Jeremy Swan Estate Agents<\/strong> believes recent years have demonstrated exactly that:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Whilst showing a house in its best light in the summer months is always a bonus, some of the process of selling is trickier, with key decision makers and solicitors away at differing or overlapping times.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, Pallett says sellers shouldn&#8217;t become overly concerned about seasonality:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;I think if the last few years has taught us anything it&#8217;s that the market conditions have more say in the sale of a house than the season and that you find the right buyer for a property when you find them, come rain or shine.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This aligns with Rightmove&#8217;s <a href=\"https:\/\/www.rightmove.co.uk\/news\/house-price-index\/\">latest findings<\/a>. While the market has faced challenges in 2026, including higher mortgage rates following the war in Iran, buyers continue to move when they see value and affordability.<\/p>\n\n\n\n<h3 id=\"presentation-and-pricing\" class=\"wp-block-heading\">Presentation and pricing<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Selling a home in summer isn&#8217;t necessarily harder than at other times of year, but it does require a slightly different approach.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As we&#8217;ve seen, the data suggests that preparation and pricing matter more than the season itself. However, there are reasons for cautious optimism. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As <a href=\"https:\/\/www.rightmove.co.uk\/guides\/author-profile\/matt-smith\/\">Matt Smith<\/a>, Rightmove&#8217;s mortgages expert, explains, today&#8217;s mortgage market remains competitive even amid economic uncertainty:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cLenders remain keen to lend, and the mortgage market is still competitive. There is still uncertainty in the market, and recent mortgage cuts could stop in the near future, however we\u2019re not seeing the kind of difficult lending conditions that have caused more challenging markets in the past.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>Mortgage products and rates are subject to change and availability.
