And let\u2019s face it \u2013 we\u2019d all rather be imagining having a Sunday morning brew at the dining table, or thinking about what colour to paint the kitchen.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So here\u2019s a list of questions and helpful pointers to take along with you.&nbsp;<\/p>\n\n\n\n<h3 id=\"while-youre-at-a-property-viewing-you-might-want-to\" class=\"wp-block-heading\">While you\u2019re at a property viewing, you might want to\u2026&nbsp;<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Check if there are any signs of damp&nbsp;<\/li>\n\n\n\n<li>Look for any signs of subsidence, such as large cracks, or uneven flooring&nbsp;<\/li>\n\n\n\n<li>Check which way the property faces, and how it\u2019ll catch the light at different times of day, especially if it has a balcony or a garden&nbsp;<\/li>\n\n\n\n<li>Ask how the heating system works, how old it is, and whether its safety checks are up to date&nbsp;<\/li>\n\n\n\n<li>Ask to see the fuse box so you can get an idea of the age of the electrics, and again ask whether safety checks are up to date&nbsp;<\/li>\n\n\n\n<li>Check whether you get mobile phone signal throughout the property. You could also ask what broadband speeds are available, and which providers service the address<\/li>\n\n\n\n<li>If there&#8217;s no private parking available, consider asking about parking arrangements, permits, and any associated costs<\/li>\n\n\n\n<li>Listen out for any noise and think about how that might impact you. This could include road traffic, aircraft if the house is close to an airport, or train lines<\/li>\n\n\n\n<li>Ask how much interest there\u2019s been in the property so far&nbsp;<\/li>\n\n\n\n<li>Ask what the current owner likes about the area, and why they\u2019ve decided to move&nbsp;&nbsp;<\/li>\n\n\n\n<li>If you\u2019re viewing a home in Scotland, you can ask to check the home report&nbsp;<\/li>\n<\/ul>\n\n\n\n<h3 id=\"outside-of-your-booked-viewing-you-might-find-it-useful-to\" class=\"wp-block-heading\">Outside of your booked viewing, you might find it useful to\u2026&nbsp;<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Visit the local area at different times of day to get a feel for the community and transport links&nbsp;<\/li>\n\n\n\n<li>Speak to neighbours\/other locals about what it\u2019s like to live in the area&nbsp;<\/li>\n\n\n\n<li>Check whether the property has ever flooded, or is in a flood risk area. You can do this in England by requesting information from the <a href=\"https:\/\/www.gov.uk\/request-flooding-history\" data-type=\"link\" data-id=\"https:\/\/www.gov.uk\/request-flooding-history\" target=\"_blank\" rel=\"noreferrer noopener\">Environment Agency<\/a><\/li>\n\n\n\n<li>You can also track the property&#8217;s value online, via a <a property&nbsp;<\/li>\n\n\n\n<li>Check whether there are any restrictions on what you can\/can\u2019t do to the property (things like renovations, for example)&nbsp;<\/li>\n\n\n\n<li>Ask how much the annual service charge is, and if it&#8217;s increased recently<\/li>\n\n\n\n<li>Ask if there are any planned major works that leaseholders will need to contribute towards<\/li>\n<\/ul>\n\n\n\n<h3 id=\"if-youre-viewing-a-new-build-property-you-might-want-to\" class=\"wp-block-heading\">If you\u2019re viewing a new-build property, you might want to\u2026&nbsp;<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ask whether there are any incentives or <a href=\"https:\/\/www.rightmove.co.uk\/mortgages\/guides\/first-time-buyers\/first-time-buyer-mortgage-schemes\/\">buying schemes<\/a> in place you can make use of&nbsp;<\/li>\n\n\n\n<li>Check the property specification and which fixtures and fittings are included&nbsp;<\/li>\n\n\n\n<li>Check whether you can choose your preferred layout and d\u00e9cor&nbsp;&nbsp;<\/li>\n\n\n\n<li>Find out what buildings are planned for nearby sites&nbsp;<\/li>\n\n\n\n<li>Ask what <a viewing)<\/li>\n\n\n\n<li>Consider whether the layout will still meet your needs in the future<\/li>\n\n\n\n<li>Check access to the property, stairs, parking and local amenities if accessibility is
