From upfront costs when you move in, to ongoing bills once you\u2019re settled, it\u2019s important to understand what rent you can afford alongside your other living costs.<\/p>\n\n\n\n<p>Planning your budget early can help you avoid feeling stretched later, and put you in a stronger position when applying for a property.<\/p>\n\n\n\n<p>Below is a breakdown of the main costs of renting, how affordability is assessed, and what to factor into your budget.<\/p>\n\n\n\n<h2 id=\"how-much-rent-can-you-afford\" class=\"wp-block-heading\">How much rent can you afford?<\/h2>\n\n\n\n<p>Before offering on a rental property, it\u2019s worth working out not just what you feel comfortable paying, but what you\u2019re likely to pass affordability checks for.<\/p>\n\n\n\n<p>When you go through referencing to work out if you can afford the property, you\u2019ll usually be considered able to afford the property if your income is around 40% of the total rent. If you\u2019re renting with others and they\u2019re named on the tenancy agreement, their income will be taken into account too.<\/p>\n\n\n\n<h2 id=\"how-rental-affordability-is-usually-assessed\" class=\"wp-block-heading\">How rental affordability is usually assessed<\/h2>\n\n\n\n<p>As part of referencing, most landlords and letting agents will assess whether the rent is affordable based on your income.<\/p>\n\n\n\n<p>A common rule of thumb is that rent should be no more than around 40% of your gross (pre\u2011tax) income.<\/p>\n\n\n\n<p>For example:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If you earn \u00a330,000 a year (\u00a32,500 a month before tax), the rent you\u2019re likely to be approved for is around \u00a31,000 per month<\/li>\n\n\n\n<li>If you\u2019re renting with others, incomes are usually assessed together, but everyone named on the tenancy is still jointly responsible for the full rent<\/li>\n<\/ul>\n\n\n\n<p>Affordability checks are designed to make sure you can comfortably cover rent as well as other living costs, such as bills, travel, food and unexpected expenses.<\/p>\n\n\n\n<p>If your income doesn\u2019t quite meet the threshold, some landlords may accept a UK\u2011based guarantor, though this isn\u2019t always an option.<\/p>\n\n\n\n<h3 id=\"rent-weekly-vs-monthly\" class=\"wp-block-heading\">Rent: weekly vs monthly<\/h3>\n\n\n\n<p>Rents are usually advertised as either:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Price per week (ppw), or<\/li>\n\n\n\n<li>Price per calendar month (pcm)<\/li>\n<\/ul>\n\n\n\n<p>It\u2019s important to know that a calendar month is not the same as four weeks.<\/p>\n\n\n\n<p>Monthly rent is typically calculated like this:<\/p>\n\n\n\n<p>Weekly rent \u00d7 52 \u00f7 12<\/p>\n\n\n\n<p>For example:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u00a3300 per week \u00d7 52 \u00f7 12 = \u00a31,300 per month<\/li>\n<\/ul>\n\n\n\n<p>Understanding this helps you compare properties accurately and avoid surprises when budgeting.<\/p>\n\n\n\n<h2 id=\"deposits-and-other-permitted-payments\" class=\"wp-block-heading\">Deposits and other permitted payments<\/h2>\n\n\n\n<p>In England, there are strict rules around what landlords and letting agents can charge tenants under the Tenant Fees Act 2019. In addition to rental payments, permitted you might be expected to cover include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Holding deposit (capped at one week\u2019s rent)<\/li>\n\n\n\n<li>Tenancy deposit (capped at five weeks\u2019 rent, or six weeks if the annual rent is \u00a350,000 or more)<\/li>\n\n\n\n<li>Changes to the tenancy requested by the tenant (for example, changing a sharer), usually capped at \u00a350 unless reasonable costs are higher<\/li>\n\n\n\n<li>Early termination costs, limited to the landlord\u2019s genuine financial loss<\/li>\n\n\n\n<li>Utilities, council tax, TV licence and communication services<\/li>\n\n\n\n<li>Late rent interest, capped at 3% above the Bank of England <a href=\"https:\/\/www.rightmove.co.uk\/mortgages\/guides\/mortgage-rates\/interest-rates\/\">Base Rate<\/a><\/li>\n\n\n\n<li>Replacement of lost keys or security devices, where reasonable<\/li>\n<\/ul>\n\n\n\n<h3 id=\"utilities-and-household-bills\" class=\"wp-block-heading\">Utilities and household bills<\/h3>\n\n\n\n<p>For most long\u2011term rentals, tenants are responsible for paying:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Gas and electricity<\/li>\n\n\n\n<li>Water<\/li>\n\n\n\n<li>Council tax<\/li>\n\n\n\n<li>Broadband, phone and TV services<\/li>\n\n\n\n<li>TV licence (if applicable)<\/li>\n<\/ul>\n\n\n\n<p>If you\u2019re eligible for a council tax discount, for example, if you live alone or are a student, you\u2019ll need to apply directly to your local council.<\/p>\n\n\n\n<p>Your tenancy agreement should allow you to change utility suppliers, as long as the landlord\u2019s consent is not unreasonably withheld.<\/p>\n\n\n\n\n\n<p>If you sign up to fixed\u2011term contracts for things like energy or broadband, check whether they can be cancelled or transferred if you move out early, as exit fees may apply.<\/p>\n\n\n\n<h2 id=\"renting-with-others\" class=\"wp-block-heading\">Renting with others<\/h2>\n\n\n\n<p>If you\u2019re sharing a home, make sure everyone living there is named on the tenancy agreement.<\/p>\n\n\n\n<p>If someone isn\u2019t named:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>They won\u2019t be legally responsible for rent or bills<\/li>\n\n\n\n<li>You could end up liable for the full cost if something goes wrong<\/li>\n<\/ul>\n\n\n\n<p>If you want to rent out a room or take in a lodger, you\u2019ll need the landlord\u2019s permission.
