issues.<\/p>\n\n\n\n<h3 id=\"electrical-safety\" class=\"wp-block-heading\">Electrical safety<\/h3>\n\n\n\n<p>Electrical safety is also covered by specific regulations.<\/p>\n\n\n\n<p>Your landlord id=\"what-is-the-homes-fitness-for-human-habitation-act-2018\" class=\"wp-block-heading\">What is the Homes (Fitness for Human Habitation) Act 2018?<\/h2>\n\n\n\n<p>Landlords in England are legally required to make sure your home is safe to live in, not just when you move in, but throughout your tenancy.<\/p>\n\n\n\n<p>This comes from the Homes (Fitness for Human Habitation) Act 2018, which came into force in 2019.<\/p>\n\n\n\n<p>Under this law:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Your property must be safe, healthy and free from serious hazards<\/li>\n\n\n\n<li>It should remain in that condition for the entire time you live there<\/li>\n<\/ul>\n\n\n\n<p>The <a href=\"https:\/\/www.rightmove.co.uk\/guides\/renter\/renters-rights-bill-tenants\/\">Renters&#8217; Rights Act<\/a> has since strengthened protections further, introducing a Decent Homes Standard for the private rented sector and measures to extend Awaab&#8217;s Law (which sets timeframes for landlords to investigate and fix hazards such as damp and mould) to private renters.<\/p>\n\n\n\n<p>According to the <a href=\"https:\/\/www.gov.uk\/government\/publications\/homes-fitness-for-human-habitation-act-2018\/guide-for-tenants-homes-fitness-for-human-habitation-act-2018#about-the-homes-act\" type=\"link\" id=\"https:\/\/www.gov.uk\/government\/publications\/homes-fitness-for-human-habitation-act-2018\/guide-for-tenants-homes-fitness-for-human-habitation-act-2018#about-the-homes-act\" target=\"_blank\" rel=\"noreferrer noopener\">government guidelines relating to the Homes Act<\/a>, your landlord is in breach if there are serious issues in any of the following areas:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>It&#8217;s difficult to prepare and cook food or wash up<\/li>\n\n\n\n<li>The building has been neglected and is in a bad condition<\/li>\n\n\n\n<li>The building is unstable<\/li>\n\n\n\n<li>There&#8217;s a serious problem with damp<\/li>\n\n\n\n<li>It has an unsafe layout<\/li>\n\n\n\n<li>There&#8217;s not enough natural light<\/li>\n\n\n\n<li>There&#8217;s not enough ventilation<\/li>\n\n\n\n<li>There is a problem with the supply of hot and cold water<\/li>\n\n\n\n<li>There are problems with the drainage or the lavatories<\/li>\n<\/ul>\n\n\n\n<h2 id=\"your-role-as-a-tenant\" class=\"wp-block-heading\">Your role as a tenant<\/h2>\n\n\n\n<p>You\u2019re not responsible for arranging safety checks, but there are a few simple things worth doing:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Test smoke alarms occasionally<\/li>\n\n\n\n<li>Report issues as soon as you notice them<\/li>\n\n\n\n<li>Avoid using anything that seems
