The more you see, the easier it is to compare what\u2019s available and spot what really matters to you.<\/p>\n\n\n\n<h2 id=\"making-the-most-of-viewings\" class=\"wp-block-heading\">Making the most of viewings<\/h2>\n\n\n\n<p>A few simple steps can make viewings easier and more useful:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Try to attend as a group<br>Decisions are much easier when everyone who\u2019ll be living there can see the property at the same time.<\/li>\n\n\n\n<li>Take photos or notes<br>Viewing multiple properties can blur together. Photos and notes will help you remember what you liked, and what you didn\u2019t.<\/li>\n\n\n\n<li><a href=\"https:\/\/www.rightmove.co.uk\/guides\/renter\/finding-property-to-rent\/viewings\/\">Ask questions as you go<\/a><br>If anything\u2019s unclear, ask the agent while you\u2019re there so you don\u2019t forget later. And go along with an idea of the<a href=\"https:\/\/www.rightmove.co.uk\/guides\/renter\/finding-property-to-rent\/viewings\/\"> things you want to look out for, and ask the agent or landlord<\/a>.<\/li>\n<\/ul>\n\n\n\n<p>Above all, remember: it\u2019s much easier to walk away from a property that doesn\u2019t meet your needs than to live somewhere you\u2019re unhappy with. Don\u2019t rush into a decision just because others are interested.<\/p>\n\n\n\n<h2 id=\"securing-a-student-property\" class=\"wp-block-heading\">Securing a student property<\/h2>\n\n\n\n<p>Once you\u2019ve found a property you like, you\u2019ll usually need to make an offer to secure it. This lets the landlord or agent know you want to proceed and helps prevent the property being offered to someone else. You can find more information on making an offer here.<\/p>\n\n\n\n<p>At this stage, the landlord or agent may ask for some payments and paperwork to move things forward.<\/p>\n\n\n\n<h2 id=\"costs-to-expect-when-renting-as-a-student\" class=\"wp-block-heading\">Costs to expect when renting as a student<\/h2>\n\n\n\n<p>When securing a property, you may be asked to pay:<\/p>\n\n\n\n<h3 id=\"holding-deposit\" class=\"wp-block-heading\">Holding deposit<\/h3>\n\n\n\n<p>A holding deposit is capped a 1 week\u2019s rent. That\u2019s an amount to secure the property, and this will either be returned to you, or used towards another cost (such as your tenancy deposit or first month\u2019s rent).<\/p>\n\n\n\n<h3 id=\"tenancy-deposit\" class=\"wp-block-heading\">Tenancy deposit<\/h3>\n\n\n\n<p>The amount varies depending on whether you\u2019re renting alone or as a group, but it\u2019s typically equivalent to between one calendar month and six weeks\u2019 rent.<\/p>\n\n\n\n<p>By law, deposits must be protected in a Tenancy Deposit Scheme (TDP). This protects your money and explains how it should be returned at the end of the tenancy. If this applies, check when your next rent payment will be due so you can budget accordingly.<\/p>\n\n\n\n<h2 id=\"signing-the-tenancy-agreement\" class=\"wp-block-heading\">Signing the tenancy agreement<\/h2>\n\n\n\n<p>Before moving in, you\u2019ll need to sign a tenancy agreement. This sets out the rights and responsibilities of both you and the landlord.<\/p>\n\n\n\n<p>Take time to read it carefully and ask the landlord or agent to explain anything you\u2019re unsure about.
