The agent will also ensure all of the details are correct and nothing important has been omitted, in line with the Consumer Protection from Unfair Trading Regulations 2008 (CPRs) that have replaced the Property Misdescriptions Act in 2013. An agent will also provide advice on your legal obligations.<\/p>\n\n\n\n<h2 id=\"find-a-tenant\" class=\"wp-block-heading\">Find a tenant<\/h2>\n\n\n\n<p>If you\u2019re wondering \u2018how much can I rent my house for\u2019, knowing your target demographic can give you a steer on how much rent is the right amount to charge for the property and the location.<\/p>\n\n\n\n<p>It\u2019s important to be realistic about the type of tenant that the size of your property will appeal to.<\/p>\n\n\n\n<p>It\u2019s also a good idea be clear on any restrictions you might have, such as whether you\u2019re happy for pets to be allowed or not.<\/p>\n\n\n\n<p><strong>To help get you started, here\u2019s our top tenant criteria to take to your agent:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Is this a student property?<\/li>\n\n\n\n<li>Is the property for a family or for sharers?<\/li>\n\n\n\n<li>Are you happy for a tenant to have pets in the property?<\/li>\n\n\n\n<li>Does the property have any minimum age requirement, such as exclusivity for over 60s?<\/li>\n<\/ul>\n\n\n\n<p>By providing your agent with a clear idea of the type of tenant you\u2019re looking for at the beginning, they will be able to tailor their marketing to suit and find you the right people quickly.<\/p>\n\n\n\n<p>It is worth noting that for obvious reasons you cannot discriminate on gender, race or disability.<\/p>\n\n\n\n<h2 id=\"preparing-to-rent-out-a-property\" class=\"wp-block-heading\">Preparing to rent out a property<\/h2>\n\n\n\n<p>While prospective tenants will want to see what the property looks like, most of all they want to be able to picture themselves living there.<\/p>\n\n\n\n<p>To advertise rental property, we recommend using around nine photos and a quality floor plan, to bring the property to life and generate the viewings you need to get the tenant you want. Refrain from adding photos of fixtures or fittings, such as taps, unless you and your agent believe they genuinely add something to the listing.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><strong>TIP:&nbsp;<\/strong>It\u2019s important that these photos show the property in the best possible light, so always opt for a daytime shoot on a bright day whenever possible.<\/p>\n<\/blockquote>\n\n\n\n<p>If your property is currently tenanted, be sure to give your tenants enough prior notice so that they have time for a quick tidy up and can put any valuables out of sight.<\/p>\n\n\n\n<p>With your photos now sorted, your agent will begin work on the descriptive text that will help your property to stand out from the crowd.
