The inventory should list all fixed and freestanding items within the property, their condition and location. Professional inventory companies can help you with this.&nbsp;Alternatively, you can find a useful guide on what to include in a typical check in report&nbsp;<a rel=\"noreferrer noopener\" href=\"https:\/\/www.tenancydepositscheme.com\/resources\/files\/A%20guide%20to%20check%20in%20and%20check%20out%20reports,%20inventories%20and%20schedules%20of%20condition.pdf\" target=\"_blank\">here<\/a>.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><strong>IMPORTANT:&nbsp;<\/strong>It\u2019s important both you and your tenant reviews the inventory and agree it\u2019s a fair record of the condition and contents of the property when the tenancy starts.<\/p>\n<\/blockquote>\n\n\n\n<h2 id=\"check-your-smoke-alarms\" class=\"wp-block-heading\">Check your smoke alarms<\/h2>\n\n\n\n<p>Since October 2015 you, as a landlord, have a legal obligation to ensure&nbsp;smoke alarms&nbsp;or carbon monoxide&nbsp;alarms&nbsp;installed are in working order on the day a tenancy begins.&nbsp; You\u2019ll need to make sure there\u2019s a functioning smoke alarm on each storey where there is a room used wholly or partly as living accommodation. More information can be found on&nbsp;<a href=\"https:\/\/www.rla.org.uk\/landlord\/guides\/carbon-monoxide-requirements.shtml\" target=\"_blank\" rel=\"noreferrer noopener\">the RLA website<\/a>.<\/p>\n\n\n\n<h2 id=\"check-your-insurance\" class=\"wp-block-heading\">Check your insurance<\/h2>\n\n\n\n<p>Tenants will be expected to purchase their own contents insurance but you are responsible for providing adequate buildings insurance. If you are letting the property furnished it\u2019s a good idea to take out cover for that although you will need to let your insurance company know you are renting the property out as it will affect the premium.<\/p>\n\n\n\n<h2 id=\"preparing-your-property-for-your-new-tenant\" class=\"wp-block-heading\">Preparing your property for your new tenant<\/h2>\n\n\n\n<p>Make sure the property is clean and tidy.&nbsp; It not only creates a welcoming environment for your tenant, but it sets the standard you expect from them.&nbsp; Between tenancies is also a good time to make those small non-urgent repairs.<\/p>\n\n\n\n<p><strong>Just before your new tenant moves in, we\u2019d also recommend:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Taking away any mail that may have been delivered in between tenancies<\/li>\n\n\n\n<li>Checking the keys to the property work properly<\/li>\n\n\n\n<li>Leaving your new tenant practical instructions about the property like security codes, where to find stopcocks, meters etc<\/li>\n\n\n\n<li>Making sure your tenant knows how to reach you in case of an emergency<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>If you are working with an agent, they will be able to take care of all tenancy agreements, handling of deposits and inventory arrangements for you however it\u2019s still worth knowing exactly what these are.
