After all, buying a property could be one of the biggest purchases you ever make.<\/p>\n\n\n\n<h2 id=\"why-do-you-need-a-mortgage-interview\" class=\"wp-block-heading\">Why do you need a mortgage interview?<\/h2>\n\n\n\n<p>In recent years the rules governing getting a mortgage have changed. At their core, they aim to make lenders more responsible with their lending \u2013 and make sure customers can afford what they\u2019re borrowing. Not just now, but in the future too, especially if interest rates go up or their circumstances change.<\/p>\n\n\n\n<h2 id=\"what-to-expect-at-your-mortgage-interview\" class=\"wp-block-heading\">What to expect at your mortgage interview<\/h2>\n\n\n\n<p>Generally, you\u2019ll have your interview before submitting your mortgage application. Your interview might take place in one go, or over a few shorter sessions to collect all the necessary information. It can also be done face-to-face or over the phone, and usually lasts between 1 and 3 hours.<\/p>\n\n\n\n<p>Don\u2019t be put off by the level of detail the mortgage broker or lender will want to go into. Think of it as a session where they\u2019re getting to know you. Ultimately, the aim is to help you choose the most appropriate mortgage for your current needs and circumstances. To do this bring:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>valid photo ID, such as a passport or photocard driving licence<\/li>\n\n\n\n<li>a council tax statement, current bank statements, credit\/debit card statements, or other utility bills, from the last 3 months<\/li>\n<\/ul>\n\n\n\n<p>If you\u2019ve gone paperless with your bank statements, it\u2019s worth checking, as bringing a print-out from the internet isn\u2019t always acceptable.<\/p>\n\n\n\n<p>What\u2019s more, if you\u2019ve been at your current address for less than 3 years, lenders will want your previous address or addresses too.<\/p>\n\n\n\n<h2 id=\"do-some-preparation\" class=\"wp-block-heading\">Do some preparation<\/h2>\n\n\n\n<p>Part of the interview\u2019s purpose is to:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>establish you\u2019ll be a responsible borrower<\/li>\n\n\n\n<li>work out how much money you\u2019ll have available after all your commitments<\/li>\n\n\n\n<li>work out how much you could be comfortable spending on a mortgage<\/li>\n<\/ul>\n\n\n\n<p>In order to do this, you may be asked about your monthly expenditure. It can be a good idea to do a little bit of preparation, so you can feel confident with the amounts you spend in the following areas:<\/p>\n\n\n\n<p>Keep in mind, that some of the documents you bring along to the interview can be used when you send your application. They will be returned to you.<\/p>\n\n\n\n<h2 id=\"essential-expenses\" class=\"wp-block-heading\">Essential expenses<\/h2>\n\n\n\n<p>This is what you regularly spend on the things you cannot do without:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>food, gas, electricity and other heating costs<\/li>\n\n\n\n<li>water bills, telephone, essential travel costs (such as travel to work or school runs)<\/li>\n\n\n\n<li>council tax, buildings insurance (it\u2019s a condition of your mortgage that the building is insured)<\/li>\n\n\n\n<li>ground rent and service charges (for leasehold properties)<\/li>\n\n\n\n<li>household cleaning and laundry<\/li>\n\n\n\n<li>childcare<\/li>\n<\/ul>\n\n\n\n<h2 id=\"basic-quality-of-living-costs\" class=\"wp-block-heading\">Basic quality of living costs<\/h2>\n\n\n\n<p>This is what you spend on occasional essentials:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>clothes<\/li>\n\n\n\n<li>household goods (such as furniture and appliances) and repairs<\/li>\n\n\n\n<li>personal goods such as toiletries<\/li>\n\n\n\n<li>basic leisure costs including non-essential transport, and TV subscriptions<\/li>\n<\/ul>\n\n\n\n<h2 id=\"repayments-and-other-commitments\" class=\"wp-block-heading\">Repayments and other commitments<\/h2>\n\n\n\n<p>This covers other payments you know you\u2019ll have to make, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>debts you\u2019re paying off, like credit card bills, loans or hire purchase payments<\/li>\n\n\n\n<li>child maintenance or alimony<\/li>\n<\/ul>\n\n\n\n<p>The exact details you\u2019re asked for will vary between lenders, but you should expect to discuss your regular spending in all these areas.<\/p>\n\n\n\n<h2 id=\"credit-history\" class=\"wp-block-heading\">Credit history<\/h2>\n\n\n\n<p>Your credit history is an important part of the process. This helps the lender decide, based on your previous borrowing activity, whether you\u2019ll be able to repay what you owe.<\/p>\n\n\n\n<p>During your interview, you\u2019ll be asked if you\u2019ve ever had a County Court Judgment or any other Court Order for non-payment of a debt. If you have, this could affect your application, but don\u2019t worry. Speak to your mortgage adviser or the lender\u2019s representative about what to do. They can advise you, and if they can\u2019t help, another lender may well be able to. It\u2019s always best to get advice.<\/p>\n\n\n\n<p>You\u2019ll also be asked if you\u2019ve ever been in arrears for a mortgage, rent, loan, credit card or store card. If you\u2019ve had a property repossessed, been refused a mortgage or credit. Or if you\u2019ve ever been declared bankrupt or insolvent. Again, don\u2019t worry. Or if you\u2019re getting help from your parents or anyone else, you\u2019ll need a letter from them stating whether the money is a gift or a loan.<\/p>\n\n\n\n<h2 id=\"other-questions\" class=\"wp-block-heading\">Other questions<\/h2>\n\n\n\n<p>Some of the other questions you might be asked can feel a bit personal. But keep in mind that the lender or mortgage adviser is simply trying to understand your current situation and how future plans might impact what you can afford.<\/p>\n\n\n\n<p>After all, part of the interview\u2019s purpose to make sure you won\u2019t be stretched now or further down the line. So you could be asked some of the following:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Do you expect your income to go down?<\/li>\n\n\n\n<li>Do you expect your regular expenditure to increase?<\/li>\n\n\n\n<li>Do you have any children or other dependants?<\/li>\n\n\n\n<li>Do you have any plans to leave your job, start a business or become self-employed?<\/li>\n\n\n\n<li>Have you ever taken out a payday loan?<\/li>\n\n\n\n<li>Do you expect any other changes to your personal circumstances?<\/li>\n<\/ul>\n\n\n\n<h2 id=\"pension-plans\" class=\"wp-block-heading\">Pension plans<\/h2>\n\n\n\n<p>Generally, lenders will have an upper age limit after which they\u2019re less likely to lend. However, if you expect to have an income, you may be able to take out a mortgage in your retirement.
