We’ve noticed demand outstripping supply for rental properties, it’s been a trend which surely hasn’t gone unnoticed by Investors and it’s been observed that Buy-to-Let mortgage applications are on the rise.
National rents are up 1.3% outside of London compared to this time last year. This is encouraging for New Homes developers who can target Investors looking to capitalise on the private rental market.
By 2025 the private rental market will have increased by 15% with just as many mortgaged properties in the UK and privately rented. Only 26% of 20-39 year olds (‘generation rent’) in England will live in a home they own, according to new research from PwC.
Key findings:
- By 2025, 59% of 20-39 year olds will be renting privately, up from 45% in 2013.
- Only 26% of those in generation rent will own home by 2025, down from 28% in 2013.
- – Older generations, who have benefited from huge increases in the values of the homes they own, will largely be insulated from these trends. Three quarters of over 55s own the home they live in now and this will still be the case in 2025.

PwC’s research on the English Housing market anticipates that as social rental declines over the next 10 years the percentage of people owning a property outright will increase. Presently there are around the same number of people who have a mortgaged property as those that own it outright, but the unaffordability of buying a home and an increase in the number of investors will mean home movers will more likely opt for a rental property.
Since 2011 more capital has been released through re-mortgage then traditional house purchase, this could highlight a growing trend of people identifying property as an investment and are looking to become landlords.
