Current rules mean that ruins whether registered as a house or ruin can not be renovated or knocked down and rebuilt. This could change in the future but we can not gaurentee this. Therefore this is being sold as rustic land only.

Mains electricity and water services are too far away for connection so it may be cheaper to install solar electricity and a water tank although agricultural water and electricty do run nearby. We can help with putting you intouch with solicitors, builders and architects to know what can be done on the property.

The two ruins are both on plots of 25,000m2 of rustic land. One ruin is registered as a 141m2 four bedroom house and the other is registered as a 96m2 3 bedroom house.

Access is via a country lane for approx 10 minutes drive which is quite stoney / bumpy but not dangerous or liable to flood. A normal car would suffice but a 4x4 would be more comfortable.

Both are in a peaceful, picturesque location with beautiful views, 10 minutes to Pulpi town. 20 minutes to the coast at San Juan and 15 minutes to Huercal Overa.

No estate agent can advise you about what can be done on rustic land. The only way forward is for you to visit the plots and if you like them go to see your local solicitor who will discuss it with an architect and the town hall to fnd our what can be done or not.
