Although a listed archeological site, Civitavecchia is still a thriving small community inhabited all year round with each house beautifully maintained. In summer, flowers and window boxes abound. Residents can drive along the main street which loops through the little village and park outside their homes, but as no other traffic is permitted, there is a charming feeling of tranquility.
The first impression of Casa della Felicità is its old stone facade, including an antique traditional doorway with half-height counter, dating from a much early period when the lower floor would have been a shop.
Today the main entrance is to the side of this antique door. The entrance area leads through attractive wood and glass paneled double doors to the dining room (beyond which is a laundry and service room) and to the living room with a lovely brick and wood built-in open fireplace with adjacent space for logs.
Both the living room and the dining room open into a fully fitted kitchen, beyond which is a small courtyard with a wood store.
A wide staircase leads to the next floor where there are three large rooms, currently all set up as bedrooms, and a fully fitted modern bathroom. However, if fewer bedrooms are required, the room opening out on to the terrace would make a lovely sitting area or study.
One bedroom has a charming small stone balcony overlooking the cobbled streets and old buildings of Civitavecchia.
Another of the rooms opens onto a large terrace, looking out over fields and the ruins of an old church, which provides a lovely setting for summer al fresco dining. An external flight of stairs leads from this terrace down into the small courtyard adjacent to the kitchen.
The top floor is currently configured as a very large open plan area with a bedroom, study and games-room areas. Here, much useful storage has been built-in as attractive shelving and cupboards under the sloping eaves.
The property enjoys excellent road access and adjacent parking. All utilities are available. The property is well-maintained and is suitable for immediate occupancy, whether as a vacation escape or a permanent home.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
