The villa needs to be finished internally according to the new owners taste and design. It can be completed as a 2 or 3 bedroom house. The villa has a 450 square meter garden.
The building is very well built with double hollow brick walls with insulation and a large underground garage and cellar space.
The villa is 110 square meters and the underground level is 88 square meters.
The villa has a private drive entrance where you can park two cars. From here you can enter the underground level. The underground level gets natural light and airing through indent windows (but no views). From this level there is an internal staircase to the ground floor of the house. There is also a staircase on the outside of the house from the car park to the ground floor level of the house where there is a front door. On the ground floor of the house there is room for either a) one bathroom, one bedroom and a kitchen + living room area or b) one bathroom, a kitchen and a large living room. On this floor there are two patios, one to the front and side of the building and one to the back of the building. The work that is still need to be done is all internal therefore the paperwork for completing the construction is very simple and hassle free.
There are good local contractors and builders that could complete the job. A local contractor estimated the costs of completion between 60k and 80k euros depending on design and material choices, and would take about 3 months time.
The village of Nasino is very picturesque. It has a few B&Bs and a restaurant that is open year round. There is a lovely stream passing near the house and one could find hidden spot with natural pools in the river for a refreshing dip. There are many marked hiking trails starting in the village and in the area around.
There are groceries shops in the neighboring villages about 5 min drive away.
There is bus service to and from the coast throughout the year with a few buses a day.
The next door village Castelbianco, a five minute drive, is a site for very good rock climbing.
The nearest big town is Albenga (15 min away)
Albenga has a beautiful historic center with many restaurants, shops and museums. The historic center is one of the main attractions in the Italian Riviera. It is walking distance to beaches and a 3 km long promenade. Full of charm and beauty, the center offers plenty to do and see. It also has great train and highway access to the international Airports of Nice, a one and a half hour drive on the highway, and Genoa, a 1 hour drive.

The Region of Liguria

There are many small, local boutique wineries as well as small production, high quality olive oil makers in the region. The famous Pesto (Genovese) originates from the area, as do other famous dishes. The region is well connected with a main motorway (highway) which runs the length of the coastline from Nice (France) to Savona, Genoa, La Spezia and Tuscany as well as to Milano and Torino. Ligurias location makes it a perfect home base for exploring Europe, with France right next door, and even Switzerland, Austria and Germany are only a half a day drive away.
