Description

Superb Well Renovated 19th Century Stone House In Tranquil Setting With Long Private Drive

This mid 19th century stone country house is located in a small hamlet and surrounded by tranquil, unspoilt countryside in an elevated position well away from any main roads. The impressive renaissance Chateau de la Roche du Maine is nearby and visible from outside the gates. There are also many similar beautiful estates and buildings in the locality.

It is a 10 minute drive from the historic town of Richelieu, Indre-et-Loire, which is modelled on the Place des Vosges in Paris and named after the famous cardinal whose statue dominates the square outside the park and 5 minutes from the pretty village of Monts-sur-Guesnes which has recently undergone major renovations to its chateau in the central square and has subsequently been given the status of Petite Cite de Caractere. These provide boulangeries, patisseries, butchers, markets, cafes, restaurants, doctors, dentists, pharmacies, hairdressers, schools, supermarkets, boutiques and brocantes in spectacular settings. The major cities of Poitiers and Tours are 40 minutes and 1 hour away respectively and both have airports that serve the UK. The TGV is also available at both with fast travel to Paris and Bordeaux. Chinon, with its close ties to gastronomy and wine, and its statue of Rabelais confirming the importance of both placed at its centre, and Richelieu are major tourist centres in this region and are frequently visited for their architecture, restaurants, vineyards, jazz and classical music festivals as well as a variety of other cultural events throughout the year. The spectacular medieval chateau of Chinon and other beautiful buildings are regularly used as concert and festival venues. This richness of culture and the proximity of the most important french chateaux makes the area a popular destination to live or to buy a second home with Parisians and culture seekers from around the world.

The house has approximately 265 metres sq.(2,850 sq. feet) of habitable space in total. In addition there are 3 cellars under of around 80 metres sq.(860 sq. feet). 2 of these have power and light connected and are used as work spaces and one of these also has an original bread oven. The other is suitable for wine storage on a grand scale. There is also a detached garage and car port of approximately 70 metres sq.(750 sq. feet) with power, water and light connected. Additionally there is plenty of other parking space. The property is completely enclosed by a large but manageable walled garden of around 2,700 metres sq.(two thirds of an acre) within which are many ornamental and fruiting trees including figs, cherries, almonds, walnut, apricot, apples, plums, quince other soft fruits and vines, as well as established shrubberies and some topiary.

The house is accessed from a minor road via large original wrought iron gates and a long private gravel drive. It is comprised of: an entrance hall, an ante room/inner hall, a drawing room, a dining room, a sitting room/bedroom 4, shower/utility room, live-in kitchen/dining room, master bedroom suite with dressing room and bath/shower room, 2 further guest bedroom suites with shower rooms and dressing areas, and a single bedroom 5. Overlooking the south facing rear garden and accessed directly from the kitchen is a raised terrace covered by a vine pergola for outside dining and sunbathing. Below is a private, walled garden with an ornamental fountain, sunbathing areas and a terrace for relaxing and entertaining during the day and into those long summer evenings. The house is fully insulated, double glazed, rewired and re-plumbed with modern electric radiators and towel rails fitted throughout. The rooms are all of generous proportions and measure approximately:

Entrance Hall - 6.5 m. sq.(70 sq. feet)

Ante Room/Inner Hall - 15 m.sq.(160 sq. feet)

Drawing Room - 31 m. sq.(330sq. feet)

Bedroom 5 - 8 m. sq.(85 sq. feet)

Kitchen - 43 m. sq.(460 sq. feet)

Guest bedroom suite 1 - 29 m. sq.(310 sq. feet)

Guest bedroom suite 2 - 24 m. sq.(260 sq. feet)

Attic/storage

The bespoke kitchen, with quality fitted appliances and work surfaces is the largest room in the house and has 5 double glazed windows, 4 of which are floor to ceiling door windows. The house has been renovated and finished to the highest standards and is filled with light throughout. It is ready to move into and enjoy with friends and family and with its current layout could equally serve paying guests. There is an abundance of storage throughout the house, wood panelled rooms, 4 working stone fireplaces 3 of which are original, high quality flooring, fixtures, fittings and appliances. The house provides modern living but has retained all of the best elements of a prestigious country house (known by the locals as le chateau). Centre Regional Description

The region technically titled Centre is also known as Centre-Val de Loire and as such causes confusion as it so closely overlaps in name and landscape with Pays de la Loire. Centre battled with the Ministry for the Interior to gain the name Loire to promote tourism which, in many ways it deserves, as the Centre department contains most of the Loire chateaux. Unfortunately it failed to gain Loire in its region name but tends to add it on for purposes of tourism. Hence the boundaries of Pays de la Loire and Centre merge and descriptions of each department can apply to the other. At Healey Fox we recommend that to get a feel of Centre you also read our description of Pays de la Loire.

Centre combines three provinces, Orleans with the departments of Loire. Eure and Loir et Cher, Berry with departments of Cher and Indre and Touraine otherwise known as Indre et Loire. At Healey Fox we specialise mainly in Indre et Loire with a few properties also in Loir et Cher. We chose Indre et Loire as it has the most beautiful properties imaginable, small chateaux, manors and hunting lodges. Houses for sale in Indre et Loire are

Centre is in the centre of northern France and is split in the middle by the Loire valley. It is situated south west of Paris and extends to the northern boundaries of Limousin and Auvergne. It is a department of chateaux and farmland. Large cereal growing farms give us the fields of golden corn in the north of the department which then give place to fields of sunflowers and rapeseed to the south and to the extensive vineyards producing the famous Loire wines. There is some beef and dairy farming throughout the department and flowers and apple orchards along the river valley. The landscape of Centre is reasonably flat which produces those amazing long distance views and big skies.

Chateaux and cycles along the Loire

Everyone seems to have their favourite chateaux and there is plenty of information on line about each of them. For me I think it is hard to beat Azay-le-Rideau, Villandry and, of course, Chateau d'Usse otherwise known as the Sleeping Beauty Chateau. Even if you have your own house in Centre and spend a lot of time there, it will be hard to ever bore of visiting the chateaux of the Loire valley and their beautiful gardens. If you are a garden lover, the Garden Festival held at the Chateau Chaumont-sue-Loire each summer is really worth a visit.

Owning your own property in Indre et Loire, hopefully means that you can take life leisurely which may allow you to cycle part (or all) of the 800km Loire a Velo trail. This beautiful trail takes full advantage of the relative flatness of the region, so cycling is relatively easy and the cycle route takes you to many of the chateaux and through some of the lovely small towns and villages. It's. pretty amazing way to arrive to visit a chateaux!

Life in the Centre

Life in this region is mainly rural but with its reasonable proximity to Paris the population in many of its pretty market towns has increased recently. There is always something to see and do in towns like Blois which is a historic town on the northern banks of the Loire, Chinon with its medieval castle which was built by Henry II of England and Loche with its medieval fortress, Renaissance castles old city gates and cobbled streets. For lovers of sophisticated shopping, museums and galleries the bustling university town of Tours is a good day out.

Access to your house in Centre-Val de Loire, from the U.K. is simple and fairly fast. Drive time from most of the channel ports is 3 - 4 hours, the airport at Tours has many flights arriving from the U.K. or there is the TGV connecting to Eurostar in Paris.
