The cottage is connected to mains electricity, water and sewage. The cottage is in perfect order of repair and is sold with all furniture and fittings. The cottage benefits from a central heating system for the cooler months. The thick stone walls insulate it very effectively against the summer heat. The roof of the house has recently been newly tiled.

There is an iron gate to the courtyard of the property. We step down seven stone steps to the veranda in front of the cottage and to the main entrance of it.

The entrance door opens into a ample space living room / kitchen with an open fireplace to one side. The room is big enough for a dining table to sit six, a sitting area also for six, and a kitchen corner with three base elements, a fridge, a granite work surface and a sink. There are also two country style cabinets in this room. There is a door to a balcony with good views into the valley and two windows to the side of the house with view into the garden and the surrounding green landscape.

From the living room, to the kitchen side, there is a small corridor where the washing machine is located. From this corridor we have access to the two simple bedrooms and a mostly tiled and fully functional bathroom with pedestal sink, toilet and shower cabin.

The cottage has electric central heating, the appliance for which is installed in the living room. A very effective and economic way to ensure a comfortable home.

Back outside of the main door, still on the veranda, to our right we have a large, dry storage room.

Coming down the steps from the veranda to the front of the house, we reach the large outdoor covered kitchen and dining area. There is a large work surface and a sink with mains water, as well as some base units for storage. To the back of this large outdoor living area, there is a stone shed which houses the large bread or pizza oven.

Coming down three stone steps alongside the house, we reach another comfortable sitting area, during the summer months shaded by vines. There is a path around the rear of the cottage. The ground floor of the cottage consists of three storage rooms. The storage room to the rear of the cottage has reasonable standing height.

There are garden spaces both to the side and to the rear of the property. We have plenty of grapes, and kiwi plants, an olive and lemon and orange trees, and a lot of flowers and herbs, a beautiful and low maintenance garden.

To the side of the house, there is a private parking space.

All the terraces are paved and the garden is walled.

The cottage is located on a quiet tarmac road and has only one near neighbor. It is only 1.5 km from the lovely little town of Castanheira da Pera . Castanheira da Pêra, is a council town where all amenities can be found. Its main attraction is the "Praia das Rocas", a wave fun park. There are also a number of peaceful river beaches in the area. There is an interesting artisans community in this area, including both locals and foreigners.
The airports of Lisbon and Porto are about the same distance away, some two and a half hours´ drive by car. Both airports are serviced by a number of low cost flight companies.
