The master bedroom is of good size, the second bedroom is a bit smaller, they are on this same floor.

The living room is reached through the spiral staircase and is on ground floor. It is of very good size and you can also reach the courtyard from here. There is a fireplace in place, currently blocked up as the sellers put a wood burner in instead, but it is fully functional. On this floor is also the laundry room and an office.

The holiday cottage is across the small road with hardly no traffic. You enter through a private walled courtyard and into the fully fitted kitchen. From the kitchen is the living room with a wood burner and to your left is the bedroom of good size and the bathroom with a shower. All the furniture and fittings in the holiday cottage are included in the sale.

The main house has reinforced concrete beams and it is insulated, a septic tank is in place. Electricity and mains water is connected and there is good internet via a Vodafone dongel

In Campelo there is a Post Office (open mornings) ajacent to the local Junta offices and close to the popular Trutas Viveiros village restaurant, located in a lovely spot next to the river. The old primary school has been converted to an outdoor swimming pool with kitchen and shower facilities, a popular spot for visitors in the summer months. There is also an Association facility where you can meet with friends to play cards, darts or chat etc.

Campelo is around 20 minutes to the town of Figueiro dos Vinhos and here you will find most things for your daily life, such as doctor's, school's, library, museum, theatre, supermarkets and weekly fruit and vegetable market and plenty of stunning river beaches.

It is also close to the town called Castanheira de Pera,a drive around 10 minutes and here you will have have doctor, schools, supermarkets, cafes and resturantes, weekly fruit and vegetable market, a famous outdoor swimmingpool with a wave machine called Praia de Rochas and plenty of river beaches.

Lisbon and Porto is around a 2 hour drive away and closest train station is in Pombal, Coimbra, Portugal's third biggest city is a 40 minute drive and the seaside 50 minutes away.
