Full description:

Typical Umbrian countryside stone farmhouse, with ancient tower, garden with pool and 2.6 hectares of private land.

In a hilly and panoramic position, it has a floor area of 466 sqm and is divided into two apartments.

Located in Umbria, halfway between Todi (14 km) and Orvieto (22 km), 1.5 km from the small medieval village of Acqualoreto (which has a restaurant) and only 8 km from Lake Corbara.

Situated on a hill and surrounded by cultivated fields and woodland, it enjoys a panoramic yet not isolated location, due to the presence of other nearby houses.

The tower, behind which a farmhouse evolved over the centuries, was part of a watch tower system on the border territory between Guelph and Ghibelline.

The area is very appreciated by foreign tourists. Small characteristic villages alternating with untouched hilly territory give the feeling of places where time stopped centuries ago.

Through its link to the A1 motorway (22 km) around a quarter of an hour by car, you can reach Rome (133 miles) in an hour and a half and Florence (177 km) in less than two hours.

The Ciampino and Fiumicino international airports of Rome are located respectively 150 km and 168 km away, while Perugia (52 km) and its airport (55 km) can be reached in three quarters of an hour.

The farmhouse, which has been extended over the centuries, at the end of World War II housed four families with their animals.

A few years ago it was bought by its current owners and restored with passion.
Arranged on three levels, it has a net area of 412 square metres, plus a garage for tools of 54 sqm.

On the ground floor there is a living area, with a large living/dining room, kitchen, a study, a bathroom and laundry room. On this floor is also, with external access, a utility room and a woodshed.

On the first floor, which is accessed by both internal and external stairs, there is a second living area with kitchen/dining and living room, a study, three bedrooms and two bathrooms.

Three further bedrooms with two bathrooms on the second floor complete the house.

The farmhouse, thanks to its layout, can be used as both a unique habitation and also can be divided into two separate apartments, the smaller one on the ground floor and with one room on the upper floor.

Condition and finish
The property has been restored and is in good condition.
Inside are some original terracotta floors, beamed ceilings and several fireplaces.
The house is enriched by walls with exposed stonework or with colour touches or even with rough plaster, making it characteristic.

External areas
The property is completed by private land of about 1.3 hectares surrounding the farmhouse, partly kept as a garden and swimming pool of 7m x 13 m, and further by woodland of around 1.3 hectares, in the immediate vicinity.

Use and potential uses

Thanks to the arrangement of the spaces, the house is perfect as both a unique home in which to spend holidays or live all year round, or even as a house combined with rental accommodation.

About Casa Tuscany, Cambridge

Casa Tuscany is driven by love and desire – the love of beautiful Italian property, and the desire to make our clients happy.
One of the most important words in our vocabulary is ‘no’. Saying no to properties which don’t meet the standards we are looking for, or offer good value.
We are always happy to have a chat to find out exactly what you are looking for. Feel free to call us for a chat on the phone or arrange to come in to the office if you want to discuss your requirements in more detail. We love finding out what makes you tick and finding the perfect match for you.
Casa Tuscany was founded by Karen Roos in 2002. Karen's life-long love of Italy started when she spent many happy holidays there as a child, staying often with Italian family friends, enjoying the sun, food, friendship, language and lifestyle. Her love of the country and its language led her to study Italian and Business (and French, but that's a bit rusty now..) at university, then subsequently to buy, restore and develop properties in Italy. She set up Casa Tuscany in early 2002, with the aim of helping others fulfil the same dream, and it has grown steadily over the years. Karen is fluent in Italian and has in the past worked as a translator.
Casa Tuscany today specialises in the sale of property in Tuscany and other parts of Italy - mainly Umbria and Liguria - and aims to bring you the best and widest possible selection of properties on the market.
Relationships are key, and all our agents in Italy are qualified, fully licensed, experienced and trusted.
Over the years we have learnt how to source the best properties, how not to waste anyone’s time, who (and who not) to work with, and a wealth of knowledge about the best locations to buy in, obtaining permissions, building, restoring, problem solving, buying at auction, renting for profit, decorating, the best people for the job when you’re renovating, renting, or managing your property, and most of all how to just get things sorted so you can ENJOY your property.
We have featured in the Financial Times, Daily Mail, Italy Magazine, Italia magazine, Sunday Business Post (Ireland), Living for Retirement magazine, Manchester Evening News, to name but a few. Karen has also written articles for 'Italy' magazine. We have also featured in television programmes 'A Place in the Sun', 'Grand Designs', 'Fantasy Homes by the Sea', 'Escape to the Continent' 'I Want that House', 'House Hunters in the Sun' among others.
