Full description:

This vineyard estate of 27.72 hectares is planted with AOC Cadillac, Côtes de Bordeaux and AOC Bordeaux vines. It has a Chateau of 473 m² with 8 bedrooms and 3 bathrooms/shower rooms, situated in a park, surrounded by the vineyards and character farm buildings.

The estate has 22.86 ha of vines in production plus 1,78 ha of AOC land that is not planted. There is a potential of a little less than 25 ha of vines in production if 1 ha of AOC land is set aside.

The vineyard estate is situated outside of a small town, positioned on the plateau. It has a good quality terroir which has been producing wine for several decades.

The Château

Chateau of 473 m², of which 148 m² on the 2nd floor could be completely fitted out. Built in 1900 in stone cut style with slate roof situated in a park. The main façade faces south. The distribution of the rooms is simple with reasonable surfaces and sub-ceiling heights. The Chateau is rather old fashioned and would benefit from updating kitchen and bathrooms as well as redecoration.

The ground floor has a large entrance with a staircase. There is a spacious dining room with original features, a kitchen as well as two sitting rooms located west side and another east side. The sitting rooms both have French windows opening out onto a terrace with a view over the parkland. At the northeast corner, a large room has been divided into a kitchen and a shower room with a shower, basin and bidet.

Upstairs, there is a corridor which serves the different rooms with 4 bedrooms of 22 m² each of which 2 bedrooms with a shared bathroom, and 2 bedrooms each having either a bathroom or a W.C.
Then there is a second floor which has 4 bedrooms as well as an attic which could be refurbished and a cellar of 145 m².

At the entrance of the property, there is a caretaker's house of 116.7 m² with 2 bedrooms. This house needs to be completely restored.

The vineyard

The vineyard is well kept and in good condition, it has 22.8598 ha of vines in production. The last plantations date back to 2005 and it would be appropriate to restart the gradual renewal of the vines. These are beautifully located on well exposed slopes. 68% of the planted area for red vines and 32% for white vines.

The total capacity of the winery is 3554 Hl of which 2037 Hl in cement vats. The grape varieties are made up of: 7.8428 ha of Merlot, 3.8055 ha of Cabernet-Sauvignon, 2.0344 ha of a mixture of Cabernet-Sauvignon / Merlot, 2.3656 ha of Sauvignon-Blanc, 3.4385 ha of Semillon and 0.5048 ha of a mixture of Sémillon / Sauvignon-Blanc. The average age of the vines is 33 years and they are planted 2 m between the rows and 1 m between the plants with a density of 5000 plants / ha. The wiring of the vines makes it possible to have the coefficients of leaf surfaces above the minimum required by the regulations.

Farm buildings


On the property, there is a wine-production building with an office (29.7 m²), a covered harvest reception area (51 m²), a cloakroom-boiler room (26.5 m²), 1 winery and 2 other storage and agricultural building (429.4 m², 94.3 m² and 112.5 m²), but also a hangar (133 m²), a bottling warehouse (114.5 m²) and attics (310 m²).

The farm buildings have original architectural features, but need to be restored.
