This project consists of 43 plots with an area of between 1,200 to 2,500 square meters each nestled close to the dense vegetation of a biological reserve. The 7 hectare reserve accounts for 30% of the total project area.
The development seeks to minimize the carbon footprint of the project. The sustainable habitat is the only project in Costa Rica with solitary condominiums where architectural and construction processes maximise the bioclimatic performance of each house whilst allowing each owner to develop their own unique dwelling. All plots have a maximum build density of 30% of the total lot coverage up to 3 stories high.
The project is located near Orotina which occupies a strategic position at the intersection of routes heading north and south along the Pacific coast as well as inland to the international airport and capital city. Its tropical climate, proximity to the best beaches in the Central Pacific as well as to the western suburbs of San Jose and its biodiversity make Orotina one of the best places to live in Costa Rica.
Bioclimatic architecture seeks to provide maximum comfort and temperature adaptation of the site to the inner space. This is achieved through the use of passive energy such as sun exposure and sun protection, cross ventilation, thermal insulation and the orientation of the dwelling. This type of architecture also seeks to use renewable energies such as solar photovoltaic, solar thermal and wind energy in addition to the reuse of rainwater. Through awareness and understanding of the environment, climate and microclimate of the site, bioclimatic architecture provides us with an innovative solution that integrates the environment whilst fully respecting the habitat.
With the architecture itself, without increasing complexity or cost, it is possible to achieve an excellent level of comfort. A bioclimatic house not only respects the environment but also conserves energy to minimize carbon footprint.
