The vast sliding glass doors of both the lounge and the master bedroom lead onto the extensive terrace with private manicured lawned area in front, onto which the Sun shines all Morning, and until well into the afternoon.

On the terrace there is a large glass dining table, 6 comfortable chairs, 2 loungers (with big thick cumfy cushions) and two deck-chairs (also with big thick cumfy cushions).

The large area provided by the terrace and the private lawn can be rendered 'child-friendly' by the easy erection of the provided trellises to cover the spaces between the wooden beams in the front garden wall, and a gate to protect the steps down to pool-side. There are 2 cots, a high-chair, a buggy, and a baby bouncer etc.

Youngsters find the unique water features such as the meandering canals and dozens of fountains a delight to play in or under. Shade can be provided by our thatched cabanas when required !

Mar Azul has its own pool-side cafe / bar open at peak times, normally June to September.

Just beyond the Kempinski Hotel and the Laguna Village, you will find "Cruisos", a traditional beach-bar, providing good-value food & regular live music.

And our newest restaurant / bar....."The Golden Mile", just a 3 minute walk, the other way, along the promenade towards Estepona. Enjoy grilled sardines and barbecued steaks right on the beach, professionally served !

And then there's a Thai buffet restaurant just a 9 minute walk, the other way, towards Estepona, then a Macdonalds, and another two local tapas bars just beyond those. And of-course dozens and dozens and dozens of cafes, bars, and restaurants in Estepona Town, particularly numerous in the marina at the far end of town, which is just a 7 or 8 Euro taxi ride away.

THE FOLLOWING MAY INTEREST A BUYER SEEKING A RENTAL INCOME FROM HIS / HER INVESTMENT :-

I have rented this apartment for 11 years, during which time it has been maintained meticulously, with no expense spared in its upkeep. It looks as good now as it did when brand new, and better in some ways.

We use the services of an excellent local cleaner who prepares my apartment to a very high standard for my guests.

These are the main overheads:-

Community charge........487 Euros monthly (Includes membership of leisure club)

IBI Tax (Rates) ..............2,084 Euros annually (Includes Garage, store-room & "Basura" -rubbish collection)

Insurance. Although the community fees include insurance for the structure of the apartment & block, I was advised to take a fuller buildings insurance out. Mine includes contents and my last annual premium (in March 2018) was 647 Euros.

The other overheads are variable. Electricity usage depends on % occupation, as do cleaning & laundry bills etc. But I'll try to give you an idea:-

Electricity average 300 Euros per month

Water (NOT included in community charge above !) About 380 Euros per year

Laundry & cleaning about 85 Euros per booking

When perusing the above overheads, electricity and water particularly, please bear in mind that the apartment is occupied almost throughout the year, and that even when unoccupied, certain appliances will be using electricity, such as fridge, freezer, and hot water system.)

Gross annual income throughout the last 8 years has varied between £25,000.00 and £35,000.00. (That is UK Pounds)

We normally average about 96% occupancy over the year.

My recently acquired "Junta De Andalucia Holiday Rental Registration Number" is VFT/MA/00411. There is no ongoing costs connected with this.

A sale would include much "GOOD-WILL", and a vast highly-optimised internet presence which I have been working on for 12 years. It would include the unused portions of any pre-paid annual subscriptions to advertising providers :-

The total cost for all this very effective advertising is approximately £400.00 per year.

I will help a purchaser to become familiar with the whole process of renting out the apartment, for as long as it takes. I will supply booking forms, directions for guests, and many other email "templates".
