Situated on a hill top set above an ancient borgo and medieval church, Casa Natura is truly immersed in nature. It offers a fully habitable, anti-seismically certified (for earthquake resistance), Class-C energy rated, comfortable and open single floor living space of around 74 sqm. Any of the characteristics above would make Casa Natura a unique property. All of them together makes this an exceptionally unique property.
The owners of Casa Natura have led busy lives working as doctors in the city of Macerata. Casa Natura has been their refuge from the stress and pressure of everyday life. With short hop via the superstrada they have spent many a weekend and as many vacations as possible decompressing and de-stressing in the fresh air and verdant landscapes that surround Casa Natura. Their story is not unlike that of most of us who seek in Le Marche a bit of peace and quiet and a reward for a life of hard work.
The first thing you notice at Casa Natura is the views. They are stupendous. The Sibillini Mountains stretch out before you. The medieval city of Camerino lies to the north, perched as it has been for centuries on a dominant hilltop. The owners rave about the sunsets at Casa Natura and they say the star-filled nighttime skies are a spectacle unto themselves.
Single-floor living is something that has become much more frequently requested by property buyers in Le Marche, though it remains very hard to find. At Casa Natura you not only have single-floor living, you'll thrive in such an environment. The high ceilings and big windows and doors give the space a bright, airy feel and the 74 sqm. seem much bigger.
The layout of the house is simple. There is a big dining/living room. From the dining room table you look through the wide French doors and see the most amazing view of the Sibillini Mountains cascading out from the house. There's an interesting step-down to the simple, efficient kitchen. The bedroom is quite large and comfortable. The same is true of the bathroom. There is also storage space. Note that while Casa Natura is today a 1 bedroom house, it is likely the portico could be converted to a 2nd bedroom with bathroom, if you chose to do that. Casa Natura is filled with rustic touches...there are beamed ceilings throughout, several exposed stone walls, stone wall niches, old lintels, terra-cotta floors and old doors that have been refurbished and re-used. A terrific feature is the loggia which is a full 20 sqm. in size.
Casa Natura is also unique in that it has a very high energy rating - a "B" rating. This is due to the construction of the house. The roof is insulated with natural cork. The foundation is a ventilated foundation that promotes constant airflow which provides thermal insulation and anti-damp protection. The windows are all double-glazed and have insect screens. The living room has a fireplace with a "termo-camino" insert. This is a wood-burner that can heat the entire space. Note, too, that there is central heating via gas/radiators. Also, the vast majority of hot water production comes from the roof-mounted solar panels. Casa Natura, in a very real sense, is not just a house immersed in "green"...it's a "green" house!
The build quality of Casa Natura is first rate, restored in 2009 from the foundations on up. The house is built to stringent earthquake resistance standards (certified). No expense was spared on the structural restoration and the owners have the receipts to prove it. The exterior of the house is all stone, expertly pointed.
Casa Natura has an ample 1 hectare plot. The plot is a mix of flat & wooded spaces. There is plenty of room for a pool if you desire one. There are some olive trees and oak trees on the plot. The plot is quite private, but you are not at all isolated.
Casa Natura, while immersed in nature, is also close to everything. As mentioned, the SS77 superstrada is 5 minutes away. The Adriatic beaches of Civitanova Marche are 40 minutes, while Umbria is reached in 20. The amazing Lago di Fiastra (Fiastra Lake) is 6km away. The closest villages and town, San Giusto, San Marotto and Pievebovigliana are 5-6 minutes away and have all essential services. The city of Tolentino with large shopping malls and grocery stores is 20 minutes' drive. The immediate area surrounding Casa Natura is packed with local producers of cheeses, meats, olive oil, as well as many local restaurants and agriturismi where you can enjoy hearty meals based solely on local ingredients.
So, as you're reading this description and you're thinking how nice it would be to get back in touch with nature, and that particular nature of Le Marche, come on out to Casa Natura for tonight's sunset...we'll bet you'll stay on for a while.
