The main building is a fully restored and modernised old stone manor house with an historic Aia (a centuries-old paved circular area originally used for threshing grain) and a panoramic terrace. On the ground floor there is a large living/dining room with a marble wood-burning fireplace, a second living room and a modern kitchen. There are lovely wood ceilings throughout this level. Upstairs, three family bedrooms complete the accommodation which also includes a modern bathroom. A separate stone building with storerooms opens off the aia. All the living rooms open onto a panoramic terrace with sweeping vistas across the valley to the distant mountains; this terrace is flanked on one side by the aia and on the other by a garden. A path through the garden leads to a miniature lake and large fountain. Around the ornamental lake there are a number of curtained pavilions, some in wood, some in stone with wood-roofed terraces. There is a one-storey-high ornamental birdcage. Beyond all this, there is an orangery, greenhouses and gardner's sheds.
On the other side of the house, there is a choice of an upper or a lower pathway. The upper pathway leads up along a cypress-lined avenue to the private consecrated church.
The lower path winds past, first, a small stone cottage, ideal for guest accommodation, then the entire swimming pool complex (with bathrooms, showers etc) and bbq area, before reaching the romantic Grecian folly. Beyond and below these, is additional extensive arable land and agricultural outbuildings belonging to the property which could be purchased separately, creating also the possibility for further accommodation. An olive grove is planted with 300 trees.
The restoration of this beautiful property has been a long-term project by the present owner, whose ill-health now prevents him completing and enjoying what has been to him a labour of love. He therefore wishes to pass it on to a new owner who will care for and appreciate it as he himself had hoped to do. All the main parts of his restoration have been completed: the swimming pool, while dug, has not been finished, and some of the decorative planting has not been done, particularly round the pool area, since the final work on the pool could damage the flower beds.

ARPINO AND THE CIOCIARIA
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.
