Franche Comte is ideal for those seeking true France, dotted with medieval villages, famed for its food and you are never too far from vineyards. Beaune lies an 1.5 hours' drive south, while Paris is approx 2.5 hours' drive and magnificent Dijon famous for mustard is around an hour. You are only a couple of hours drive from Switzerland and Germany.
The tunnel is at Calais is approx. 5.5 hours drive.
The house comprises:
Ground Floor: Partially glazed front door, small entrance, utility, toilet extension to kitchen, large kitchen fully fitted, fireplace. Following on from the kitchen is a cosy living room with original old Mantoche tiles on the floor, plus a piano/library room (a wonderful snug). The dining room also has a working fireplace (Log stove required). Accessed through either the kitchen, dining room or from outside is a magnificent long living room (a barn conversion) with underfloor heating, at the end of which is a large room, also with underfloor heating, currently used as a craft room, but which would make a super office space. This is also part of the barn conversion. The dining room has fully double-glazed, full length double doors and over and side windows. Adjacent to this room is a 'cave' or cellar, with a vaulted ceiling, which dates from the end of the 19th century.
UPSTAIRS: The main bedroom has double aspect windows which gives it beautiful light, and has an en suite bathroom, plus large walk-in wardrobe. The bedroom also has a small wardrobe. The second bedroom is a very good sized double and gives access to a corridor, off which is a shower room, and the third bedroom. The other exit to this bedroom gives onto a mezzanine and another really spacious bedroom or office. This room may lend itself to a number of uses and is large enough to convert to an en-suite bedroom or even guest suite / Air B&B type space. The mezzanine has the potential to become a super games area. There is enough room to take a full-size snooker table. A spiral wooden staircase leads back down to the living room.
There are radiators in each room except for the ones with underfloor heating.
The house is heated by wood. There is a boiler room / workshop , and the boiler house and wood store are through a door at the rear of the dining room; the boiler house also has a door to the outside side garden and rear garden. Outside, access can be gained to a very generous sized old barn which doubles up as storage for garden tools, etc, and a workshop. Buried in the side garden is a big septic tank.
Gardens / Outside: To the back is a very large garden with dining terrace & pergola, a variety of fruit bushes and a flowerbed. The river bridge can just be seen from the end of the gardens. The river is a 100mtrs or so away. Ina ll the plot extends to approx. a quarter acre. To the front of the house is a large triangular shaped drive on which it is possible to park several cars. Plenty of space to keep a motorhome or caravan.
Cottage: A self-contained one-bedroom cottage attached to the house, accessed separately. It contains a large kitchen area, parquet-floored lounge and huge bedroom upstairs. There is scope to install an en-suite shower room. At present this is in need of renovation.
Barns - Stone Barns to the rear of the property, for storage or could be used to park a car.
The village is 2 kms from Lavoncourt, where there are shops, an infant and junior school, doctor's surgery, chemist, restaurant, etc. Children from the village are bussed to school and return the same way. At Lavoncourt there is an Association l'Amicale, run from the Mairie, which organises a huge variety of day and evening classes which include photography, guitar lessons, history, wine-tasting, rambling, etc. and is worth obtaining details from the Maire, M. Jean-Paul Carteret.
The nearest small town, Dampierre-sur-Salon, is roughly 9 kms away, with two supermarkets, DIY shop, veterinary practice, etc. A larger town further on is Gray, a lovely old town with a Basilica, which is very much worth a visit. Gray is situated adjacent to the River Saone, with a lovely bistro where it is possible to sit and watch the boats going up/down the river and also going through the lock by the weir. In the opposite direction there is Vesoul, another interesting town that is also the main centre for the Haute Saone. The other large town is Besancon, a University city and well worth the visit and is about 50 minutes' drive away.
