The Penthouse is truly a one-off space on Koh Tao. Its vaulted ceiling and open plan design are instantly striking, giving the sense of space and light and the panoramic views of Koh Nang Yuan, the surrounding jungle, Sairee bay and the Gulf of Thailand are outstanding. It has nearly 200 square meters of living space (inside and out) providing ample room for 2 or 4 people. There is an open-plan living/dining/kitchen area; 2 bathrooms (one en-suite), two air conditioned bedrooms (4m x 4m) with king-sized beds; a library on the mezzanine floor; a large storage cupboard with extensive shelving (that houses the networking system); and a large wrap-around, west facing, open terrace - perfect for sunbathing and watching the boats go by. There is a 55" LED wall mounted TV and Yamaha Doblby 7.1 home cinema system with wall mounted Yamaha speakers. Each bedroom has a 32" wall mounted TV. There is satellite TV connection to the living room and each TV is connected to the Network attached storage via a media player. The kitchen is fully equipped with fridge/freezer, combi microwave and gas cooker

Many of the furnishings in the Penthouse were imported from the UK. Each bedroom has air-conditioning and there are high quality ceiling fans throughout. There are additional aircon units in the living room of the Penthouse, but until the island is connected to the mainland for electricity supply, it is not feasible to run these.

On the level below, there are 2 one-bedroom apartments (each with internal floor space of 48 square meters - 8m x 6m) that share a huge, covered terrace. Each apartment has an air-conditioned bedroom (with queen sized bed), en-site bathroom, spacious lounge and open plan kitchenette with mini electric oven and gas hob. Each lounge has a wall mounted LED TV (minimum 42"), a satellite TV connection and each TV is connected to the Network Storage via a media player. There is also extensive storage space and water storage tanks to the side of the apartments (under the Penthouse bedrooms).

External to the villa, but also on this level is a sheltered BBQ area with brick built BBQ and seating area.

On the level below that is a games room (48 square meters (8m x 6m) that is equipped with a high quality pool table, darts board and Sony CD player. There is a toilet and hand washing facilities here too. Behind the games room is extensive storage space.

On the level below that are 5 water tanks that catch water from the roof. This space is also used for potting plants and storage.

In addition to the villa there is also a small bungalow (originally designed as staff accommodation). It has a 4x4m bedroom, en-suite bathroom (2x3m), a small kitchenette (2x2m) with access to a big storage cupboard, and a covered terrace (or open lounge) 4x2m This is on a raised level and has storage space underneath..

The villa and the bungalow come fully furnished with everything as shown in the pictures.

There is an upgraded 45amp supply to the villa (installed at great expense) and a standard 15amp supply to the bungalow. And there are automatic voltage stabilizer units at both properties (and a back up unit at the villa).

The water to the villa and bungalow is gravity fed and hot water is provided by (propane) gas water heaters.

There is also water storage totaling 164,000 liters. This has proved sufficient to see us through even the driest of years (sometimes 6 or 7 months without significant rain fall). There are no mains (or government) connections of water, gas or water waste on Koh Tao.

These two properties sit on 2 1/2 acres (4,000 sqm) of land with about 50 meters of road frontage (please note that most of this is on the hill). Most of the land is untouched jungle and there is scope for a swimming pool (with panoramic view) and another space for another substantial villa if you wish to expand or build to sell - or sell the land. There is a Buddhist temple above the villa and sometimes they have ceremonies that are open for everyone to join in including free vegetarian food for one week every year.

Just to the side of the villa is massive rock and it is possible to scramble to the top of this for the best view point in the area.

There are a number of options for somebody purchasing Star Villa. Live in the Penthouse and rent out the apartments below (long or short term). Live in the bungalow and rent out the whole place. Or just keep the villa for your private use and rent out the bungalow (long or short term). BUT please note: unless you are in Thailand on a retirement visa you will need to have a trading company to provide you with the visa documents needed to stay in the country on a long term basis. So renting out at least one unit (the bungalow or the apartments) gives you that ability. Many people buy a house in Thailand and then struggle with visas. This is an easy way around that issue

The villa is sold as a chattel of our company - this is, you buy the company and it owns the land, villa, bungalow, etc. So the sale is simply a transfer of share ownership. Like all Thai businesses, we do have Thai shareholders (3) and these will need to be replaced with your own representatives. Speak to your Thai lawyer about that. The company is completely legal and has all the relevant documentation including building permit, building plans and house rental license. The company provides 2 visas (including one spousal visa) and one work permit. This is a highly rated, full turn-key business, so if you wish to carry on with the rental of the apartments, you can. It includes everything we use on a day to day basis at the villa.
