Full description:

The palazzo Elvino-Panicali was originally built by the bishop Berardino Elvino, although the work was not completed until 1560, some years after his death. During his appointment as general treasurer of the Apostolic Chamber, he ordered the construction of an imposting Renaissance palace in his native hilltop town of Alvito. It is still possible to see his inscription running round the facade of the building:

During the 1600s, the palazzo came into the hands of the Panicali family, who were responsible for creating the garden.

Today, the palazzo has been divided into two parts, one part having the entire upper floor, one entrance hall on the ground floor, half the cellars and the garden: it is this part which is offered for sale. The upper floor requires modernisation and the cellars have not been restored.

A large entrance hall has doors leading out to a raised area overlooking the garden and to the stairway down to the main garden and the cellars. A staircase leads up to the principal floor, which has a small balcony overlooking the garden and windows along its length providing a commanding view of the entire valley below. There is a kitchen, pantry, bathroom, and seven other rooms: currently five are used as bedrooms and two as living rooms, but of course this usage can be altered. Features include antique tiles.

The cellars comprise two levels, and owing to the slope of the land both have direct external access. The upper level opens directly onto the garden, which is itself raised: this level is really one storey up at the back, and has in fact huge arched windows overlooking the valley. If restored, these rooms could easily be made habitable.

The lower level of the cellars has a door out onto a small private lane running along the back of the property.

The attractive garden has several rooms opening onto it from beneath the raised terrace off the entrance hall - these would be suitable perhaps for a summer kitchen or bbq area. There is space to install a swimming pool (subject to obtaining planning consent).

Alvito's many delightful little cafés, restaurants and shops, banks, hairdressers, a post office, a small theatre, all necessary service operations, etc., are all only a couple of minutes drive or a slightly longer walk away from the Palazzo.

There is good road access to street parking just below the property and there is a petrol station in Alvito. Nearby garages are separately for sale.
