We renovated this old attached barn in 2015 to a very high standard with the intention of living there for many years, however circumstances brought us to the Dordogne and now call us home to the United States. We are therefore very motivated to sell and are offering this beautiful home at a steep discount from what we paid to create it. The entire construction process was overseen by a local maître d'oeuvre, and we have all the receipts for the buyer of this home.

FINISHES
The border of the property is outlined by a 2-meter high stone wall, a wood entry door, and a wooden, double-door carriage gate that opens wide enough to allow a person to park a car on the terrace if they wished, although it's not necessary as there is a large parking lot just 10 meters away. The gate has an intercom box and digi-code entry. The terrace itself is about 30 sq.m--perfect for enjoying meals and socializing or for just relaxing in the sun. On one end of it are the carriage gates and on the other end is a small herb garden outlined in stone with irrigation pipes installed. There is also a water spigot here for watering whatever plants you may wish to have outside.

The mahogany wood front doors with accompanying side and transom windows were custom made to allow in a lot of light without the heat or UV rays. We have left the original opening which was designed to let in farm equipment, so it is quite large.

The custom kitchen furnished by Darty is "American style" meaning that it stays in totality with the house purchase. (Traditional French kitchens leave with the owners when they move!) The counters are a golden granite, the drawers are all soft-close, the fridge is large with double doors and ice and water in the door's exterior with filter, there's a separate water heater for the kitchen sink, a water softener for the entire house (which is very important in S. France where calcium buildup is a big problem for appliances and surfaces). The kitchen sink is stainless and oversized with a faucet that can be pulled out and turned to spray or non-spray output. The stovetop is induction and the oven digital with an overhead exhaust hood. There's lots of counter space here and room in the center kitchen area for a large table and chairs.

Below the kitchen is a "cave" or cellar, perfect for storing wine or sports equipment, accessed by a recessed trap door (which could be hidden entirely with a small area rug). This cave was carved right into the bedrock, so always stays very cool. There is an exhaust system that works throughout the entire house to keep the air moving (it is the norm in France to have this in all homes), so the cave is never wet or moldy. This exhaust system is present in the cave, the kitchen, the laundry closet, and the upstairs bathroom.

The living room area is just inside the front door and features built in shelving perfect for books, electronics equipment, and a large, flat-screen television. There is a large, red Invictus wood stove with the power to heat the entire home, although it's not necessary to use it because the entire home has forced heating and air conditioning. Beneath the stairs is a W/C and small sink with small exterior window that has privacy glass.

The stairway is laid with steps of local stone and leads to the upper floor that is all oak flooring with the exception of the full bathroom which is done in tumbled marble.

The upstairs bathroom features a jetted tub and a separate full-size shower big enough for two adults with integrated shelving on two levels. The shower is completely done in tumbled marble. There is a sink and counter with a cabinet and drawers below. There's a large mirror, a towel drying rack, and a toilet. The window in this bathroom also has privacy glass and can open fully or tilt-open. This bathroom looks down onto a neighbor's garden.

The master bedroom has a built in wardrobe with areas for hanging items, shelves and drawers and is mirrored on two of the large sliding doors. The floors are oak. The windows are all double glazed with wood frames (not PVC and not aluminum). This wardrobe will stay with the home and is included in the price. This room looks down onto a neighbor's garden.

The two other bedrooms are quite small, most suited for children or as optional rooms (office, craft room, etc.). The wall separating them is not load-bearing, however, so could be removed to make one large room, bigger than the current master bedroom. Each has TV and Telephone connections and a separate window. There is one wardrobe in each room that can stay with the home for a nominal extra cost. These rooms look down onto a neighbor's garden.

At the end of the upstairs hallway is a closet that houses the stacked washer and dryer. These can stay with the home for a nominal extra cost. Inside this closet is an exhaust fan that runs all the time to keep air moving throughout the house.

VILLAGE
Junas is a very nice village, considered the nicest in the area. There is no crime, no through traffic, and no transients. The home prices here are steady and generally higher than other areas nearby. There are a few vacation rentals, but not many. There is a fenced picnic area across from the mairie (town hall) with a playground for children and picnic tables under the trees. Every Tuesday in the summer there's a small market with a butcher, cheesemaker, and other artisans there to sell their wares. Once a year, the world-renowned Jazz à Junas festival takes place in the old quarry on the edge of town. It's a big musical event that people come from all over the world to attend. There are other festivals held at the quarry during the year too, but you can also wander in whenever you want and hike around. Junas has many kilometers of hiking and biking trails leaving from all corners of the village. This village connects directly onto the "Voie Verte" that runs from Sommières to Nimes; it's a paved trail that allows any non-motorized activity (bikes, horses, rollerblades, foot traffic). There is a bakery in town, just 30 meters from the home's front door, that serves really delicious bread and other bakery items. They also offer some basic groceries, but there are 2 grocery markets very close by (Intermarche, Carrefour) for your big trips. There is a community center that offers lots of exercise classes and other events during the year for families.

AREA
This area of the Gard is a great place if you like to do outdoorsy things. Hiking is a very popular activity here. Every Saturday the nearby town of Sommières has a market that is unrivaled in all of France as far as we've seen. It's HUGE, and has been going on non-stop for hundreds of years. There are too many vendors to count and it's the perfect place in summer to go buy some bread, cheese, fruit, and meat and then sit at one of the cafes to order drinks and enjoy your market finds. Most cafe owners allow you to eat your market purchases at their tables on the condition that you order drinks. You won't find a more charming, interesting French village than this! Sommières has the Vidourle river running through it and restaurants galore. This village is prone to flooding in the rainy months, but in Junas, you are on very high ground so it is not on the flood plane. The entire region is covered in grapevines, with wine being its most popular product. But olives come in second so you'll see lots of olive trees as well. The climate is hot and dry in the summer with pretty mild winters. There are several beaches within a 30-minute drive. There are three shopping malls within 30 minutes of the house-two in Montpellier and one in Nimes.

TRANSPORTATION/ATTRACTIONS
The nearest airports are in Montpellier (25 minutes), Marseilles (2 hours), and Carcassonne (3 hours). Nearest train stations are Nimes (25 minutes) and Montpellier (20 minutes). Buses run from Sommières to all areas of France several times a day. Sommières is 5 minutes from Junas and it has plenty of parking.


If you're looking for low-maintenance home that you can escape to in Southern France, this is it. You will have every comfort you could possibly want but still be able to enjoy the charm of exposed stone walls, village life, and glorious sunshine. We have a friend who is available to show our home to prospective buyers. All we ask is that you be a *serious* buyer and not someone who is just curious, as his time is valuable and we don't want to ask him to take time from his day unless it is for someone who is truly looking to buy a home as described above in this area.
