Il Pascolo is pleasure to visit. In a world of restorations that take out character, Il Pascolo bucks the trend and pays homage to it. It?s a comfortable, spacious, private, light-filled home with all sorts of original features intact. It?s also a property with great flexibility in that there?s a self-catering apartment built into the main house?more about that later.
Il Pascolo is a two story, 320 sqm., home with a lovely exterior of mostly old stone, with some old brick accents. There are several nods to the original farmhouse including the classic Marche external staircase, now a decorative touch as opposed to a way of moving about the house. The footprint of the house is unique, too, no standard rectangle here! There are several impressive arched windows, cotto floors, old beams and two hard-to-find features ? vaulted ceilings and what?s called a ?contraforte?, an external buttress found only in the architecture of important houses in the past.
Il Pascolo also delivers on contemporary features we all love. It?s open, bright, airy and spacious. It?s really unique in that it?s an old restored farmhouse, but, it also provides what we?d all call ?open plan? architecture. You can stand on either end of the living room, dining room and kitchen space and see clear through to the other side, and, through arched doors to the great views outside! So, you get the unique, old touches, but in the context of this amazingly open floor plan with naturally light-filled interiors.
As for the layout, the ground floor includes a proper entryway, living room with fireplace, enormous country kitchen/dining area, big utility room with a shower room/WC, and, what is looked at as the 5th bedroom at Il Pascolo, currently in use as an artist?s studio. Note that from the kitchen there are actually three access points to the outside living areas, meaning your biggest decision at Il Pascolo will be which great space you?d like to head out the door to!
Moving upstairs you arrive at the landing and find two bedrooms and two bathrooms. A short walk down the hall and you cross into what is referred to as the ?apartment?. This space is a terrific added value at Il Pascolo. It?s a self-catering, self-contained space with independent entry, living room/kitchen, one bedroom and a bathroom. What?s nice here is that when the space is needed as a private space, it?s exactly that. When it?s not, all you do is leave open the corridor door and the space is seamlessly integrated into the rest of the house. This opens up lots of possibilities at Il Pascolo. Want to rent the apartment? Great. Want to live in it and run and B&B? Easy. Want to give guests super privacy during their stay? Be careful, they might not ever leave Il Pascolo! You can even convert the living room in the apartment to a bedroom. So, in summary, Il Pascolo delivers 4-5 bedrooms and 4 bathrooms.
A big part of the ?feel? that inspires the name Il Pascolo comes from what you have outside. There?s a gated drive to the house. Immediately on the left is a rarity ? a garage! On the right is a wood-store. You arrive in the driveway and are greeted by a terrific olive tree, right in the center. You notice the plot is fully landscaped?welcoming and lush, but not in a way that requires lots of attention and maintenance. Aside from the many shrubs and flowers on the plot, Il Pascolo also has grapes, fruit and olive trees, cypress trees and big, full willow trees. There is ample outdoor lighting, too.
The views from Il Pascolo are spectacular. You have full views of the Sibillini Mountains, a view of the towers of hill-top classic, San Ginesio, rolling hills and cultivated fields of sunflowers and wheat?the views, again, are amazing.
The 4,590 sqm. plot is fenced ? ideal for all your loved ones, both 2 legged and 4 legged! The plot is mostly flat. The sizable pool sits up on a terraced area with a southwest orientation that maximizes pool area sun cover. What?s nice too, is that when the pool is covered in winter months, the cover is out of sight!
The outdoor living spaces adjacent to and surrounding the house are spectacular. There are two outdoor seating gazebos. The kitchen exits to a big portico for outdoor dining ?al fresco?. Another area boasts that entertaining must-have ? the pizza oven! This one being just off the kitchen, close to the portico and just a few steps from the pool area, so while you?re nourishing your soul at Il Pascolo you?ll be satisfying your taste for all there is to sip, see and sample in Le Marche?which leads us to the area in which Il Pascolo is situated.
Il Pascolo is between celebrated hill-towns Colmurano and San Ginesio, a short 7 or 8 minute car ride from either. The Sibillini National Park begins just 25 minutes from Il Pascolo and Adriatic beaches are 40 minutes away. Two renowned local vineyards are nearby. There are numerous classic Marchigiani hill-towns within 10-20 minutes of the house, including Loro Piceno, Urbisaglia, Sant?Angelo in Pontano and many more. In just 10-15 minutes you enter the city of Tolentino, with all manner of services and shopping, including big modern shopping malls, the superstrada, and typical small shops in the centro storico. Restaurants and local artisan food producers are found everywhere around Il Pascolo. Note, too, that in 40 minutes or so you can actually be in some of Umbria?s most celebrated hill-towns, and the Ancona airport is just about 1 hour away.
