We have owned our half share in villa since 2007 and enjoyed many years with our children growing up. Another couple own the other shares and we both look after the villa with a local agent and use income from rent to pay for the ongoing costs. This is a great way to own a villa at a lower price and share the costs and income with another couple who have also been in the villa more than 10 years.

The villa sale price
The sale price for a quarter share of the villa is $69,000 USD there are two quarter shares for sale, if both quarter shares bought then a lower sale price of $125,000 USD.

The current villa ownership
The current owners are me and my wife from Middlesex, England and another couple who live in Kent, England.

How much time living in villa?
In theory a quarter share should allow you to stay at the villa for quarter of the year. Though we currently let out the villa for short term stays, this allows us to pay for ongoing management and maintenance. We do not take any income from the villa.

Villa Maintenance
We use a villa management company based in Jolly harbour to look after the property and this is there website http://www.villa-management-antigua.com. These are some of the services they offer us: property checks, maintenance, housekeeping, guest meet and greet, guest entry and exit clean, pay land tax, pay utility bills, take additional bookings for the villa. We have some one who does weekly pool clean and gardening. The other owner couple also have done decorating and repairs. We have also replaced towels and bedding brought from England.

Villa rental management

Villa rental income
Last year we had 120 days of guest bookings with gross income of £20,984 GBP.

If you are on the island than I can arrange for you to visit the villa and you will get to meet staff at villa management company. Also, you are welcome to stay at the villa, I can take the booking direct with you and if you pay by cheque and go ahead with the sale then I can return you cheque.

Villa purchase process
When we bought our two quarter shares, we used a local law company called Hill and Hill see website http://www.lawhillandhill.com I will use them again with this sale as they are familiar. We did not have to visit the office and carried out the sale from England using a Notary to witness signing of documents. If convenient we can meet and give you details of the other owners.

Buying Antigua property
Non-citizens licence 5% of purchase price.
Government transfer fees 2.5% of value.
Legal costs Legal costs 1% to 2%.

Selling Antigua property
Stamp duty and government transfer fees 7.5%

Local amenities
A 5-minute walk to Jolly Harbour marina, the largest man-made marina in the Caribbean, it is on the southwest coast of Antigua. There are various bars and restaurants. Jolly Harbour has banks with ATM's, boutiques, hairdresser, an 18-hole golf course, Olympic size swimming pool, tennis and squash courts, as well as one of the most beautiful beaches on the island.
