Our recently renovated farmhouse is situated in a very peaceful location with beautiful views over the surrounding countryside and nearby lake. The house is equidistant (10-12 minutes drive) from the lively town of St Yrieix la Perche and Nexon with it's beautiful chateau and huge supermarket. Both towns have markets throughout the year. The village of Ladignac le Long has a grocery store, a bakery, a bar/tabac, a pharmacy and a doctor's surgery as well as thriving primary school and 'maternelle'.

The main house is arranged over two floors. On the ground floor is a spacious and bright open plan living room/ diner/ kitchen (newly fitted) with a large open fire-place with high efficiency wood burner installed. There are some nice character features including timber floors, and exposed stone work.

On the first floor there are 4 double bedrooms. The master bedroom has a bespoke fitted oak wardrobe and its own en-suite with shower and WC. There is a good sized, newly fitted, family bathroom on this level as well.

The house is well insulated and has double glazing throughout. Heating is via the wood burners as well as programmable electric radiators. A new fosse septique was installed in 2016 and conforms to latest regulations.
Outside the property sits on a plot of 7000m2 or over approximately one and three-quarter acres. There is a nice open paddock area to the rear of the property with views over the surrounding countryside. More land can possibly be made available by negotiation with our neighbour, if required.

There are two barns attached to the property. One of 80m2 and one of 210m2. In addition there is hanger that runs the full length of the property and this totals 262m2 of covered space.
There is a good sized, above-ground pool and decking to the front of the property, as well as an authentic bread oven.
