Property Layout:

A pool table has been located with hanging lighting and at the other end of the room is a large flat screen TV. The room also easily holds 3 large sofas plus various occasional chairs and tables. The ceiling height in this room is over 3 metres with wooden beamed ceiling. Large wooden doors at one end open out onto a covered patio area and beyond to the pool.

First floor of the main house: Accommodates 2 large double bedrooms and a triple room (all with the original ornate en-caustic floor tiling) and 2 bathrooms. All accessed via the first floor landing.

Bedroom 1 is at least 15 square meters, big enough for a large bed and furniture. It also boasts a large en-suite, fully tiled with a shower, toilet, sink and bidet plus plenty of room to install a bath if desired. It has recently been refurbished to accommodate a walk in shower with modern glass screen.

Bedroom 2: Is a also very large double bedroom at least 12 square meters, with an outside balcony area which allows guests to sit and overlook the pool area and surrounding countryside. From this room, a heavy wooden door accesses a stone staircase leading to the attic space.

Bedroom 3: The final bedroom in the main house is also of good size (at least 14 square meters) and currently has 3 single beds plus an alcove area which forms hanging wardrobe space.

The family shower room is fully tiled with traditional tiles and comprises a shower, toilet, sink and bidet. It has recently been refurbished to accommodate a walk in shower with modern glass screen.

Second floor attic: An impressive area that extends the full size of the house and is totally dry (providing a huge amount of storage space) or even an opportunity to extend bedroom space subject to planning permission.

Separate guest annex over 3 levels (with independent access & access from within the main house which can be closed):

Ground floor: The first room of the annex is accessed off the T.V./soft seating end of the dining room This room has been used as a library/study and as a mini gym. It has air-con installed and is currently being used for linen storage. From this room there is access to a metal spiral staircase leading upwards and a small shower room/wc which services the annex.

First floor: The main living area of the guest annex, has an open fireplace, lounge and TV area, plus capsule kitchen with sink and hob. This room has access to the outside/rear of the property, giving private access to the independent guest accommodation. A further spiral staircase leads from the living room/kitchen area to a mezzanine floor.

Second floor: Features an open mezzanine double sleeping area with a window giving beautiful views over the pool and olive groves beyond.

The outside space certainly provides enough room for everyone to spread out. The impressive covered alfresco dining/lounging area with outside kitchen has a beamed ceiling and houses a large food preparation work surface area with built-in sink and a fridge and scope to build in a BBQ or use an independent BBQ as the current owners do. The area is serviced by a shower room and W.C. so no wet feet through the house, and the area has direct access to the kitchen via a side door. This makes food preparation for outdoor entertaining very convenient.

This fabulous, shaded outside living area, is fronted by a huge, traditionally tiled patio, separating the house from the pool and garden.

The large pool is 15 x 6 metres with a depth of one metre at one end, increasing to two metres at the deep end. There is a poolside shower installed and a wooden deck at the far end of the pool big enough for 2 double sun loungers and more.

The hard surface driveway and covered car port can easily cater for 5 or 6 vehicles.

The location of the property is accessed from two directions by approx. 300 metre of track which joins a tarmac road of approx. 7.5 kilometres to Rute.

The airports/cities of Malaga and Granada are reached via quality roads and motorways in a little over one hour.

The town of Rute (pop. 10,000) takes approximately 10 minutes to drive to and has a range of bars and restaurants plus two hotels. It also has several supermarkets (one with excellent drive-in parking), good sports facilities and all the shops needed for everyday living. There is also a covered produce market, pharmacies, medical centre and bus routes. Lake Iznajar is 20 minutes' drive away with a beach and boating centre.

Holiday lets: The house is licenced for self-catering holidays and currently rents for 1900 euros per week peak time and 1400 euros per week off peak. May to October inclusive.
