In the hills near Bize-Minervois, this traditional village house is in a good central location, with the village shop and cafe just down the road. The house has two double bedrooms and open plan living space, it’s the perfect pied-a-terre in the south of France. When the owners are not in residence, it is enjoyed by air bnb guests.

The first floor has the main front door and access from street level. On this level is the open plan living space - sitting room, dining room and kitchen.

There are seven parcels of land around the village that come with the property that cover 2.3 acres in total. The largest plot is roughly 1.5 acres, is flat with olive trees and stunning views over the vineyards and valley beyond. No permanent buildings are permitted here, but the neighbouring plot has an outhouse.  There is an area of communal land just outside the back door where the current owner has placed a temporary table and chairs for use when the weather is particularly good for alfresco dining or just enjoying a coffee but the area is not part of the plot being sold with the property.

The house is situated in the heart of the village - just a few doors up from the village shop, so its just a hop and skip to pick up breakfast supplies.  The shop also doubles up as a cafe during the day with tables and chairs under the trees on the square.  The shop also becomes a pizzeria on the weekend.  The town of Bize-Minervois is just 4km away.  As one of the Languedoc’s prettiest villages, it’s a very popular spot for visitors and the River Cesse that runs through it has some lovely pools that are the perfect spot for cooling off in the summer.  The market comes to town every Wednesday, and the olive festival in July is definitely not to be missed!

Narbonne is just a 30min drive and Beziers a 40min drive.  Beziers is the closest airport, but there is also Carcassonne and Montpellier airports nearby.  It’s the perfect bolt hole in the south of France and the furniture can be available for negotiation as part of the sale.
