Plot for sale in Benitachell. A gently sloping plot at Fresnos on Cumbre del Sol. The plot is in an elevated location with green zone below it so that the sea view can never be lost. The front edge of the plot enjoys fantastic sea views to the south and west embracing the Cap d'Or peninsular in Moraira and Cala Moraig. There is a boundary wall on one side of the plot. The plot is privately owned and is therefore not tied to a builder. The buyer is free to engage a builder of their choice. We would be happy to recommend reputable and reliable local builders. There are no restrictions on the design of the villa which can be up to two floors in height, but it has to comply with building regulations and planning laws which dictate how close you may build to the plot boundaries. On a plot of this size a villa with a floor area of close to 300 square metres would be allowed. There are existing villas on both sides of the plot and to the front there is a drop to the valley bottom below. The plot is in an established area of urbanisation Cumbre del Sol, fifteen minutes to both Jávea and Moraira. There is a major supermarket, bars, restaurants and other amenities just a ten minute walk away. A five minute drive or shuttle bus down to the fabulous Moraig cove with its summer chiringuito. Moraira is a village of exceptional beauty, with no high rise buildings, magnificent views out to sea and the main beach backed by greenery and pines. The town hall work hard to keep the town clean and tidy, and a stroll around Moraira is truly a pleasure. There are pedestrian areas that are well lit at night, fountains, beach front bars and restaurants and plenty of stylish boutiques to shop in. Nightlife is refined and pleasant, with most bars and restaurants having an outdoor terrace where you can while away the evening.
The village extends into several tasteful urbanisations on its outskirts, where there are plenty of properties to choose from. Most of these locations are set in quiet areas and are within walking distance of the town and beaches.
Local fiestas are held in summer, which are a real taste of Spanish life. Everyone joins in and there is partying, fireworks, music, dancing and food well into the night. This is the perfect opportunity to mix with the local community and join in with what the Spanish do well - partying!
Although Moraira is a growing town there are many building restrictions on the size and type of property that can be built, meaning it will remain unspoilt. If you're planning to buy land and build a property don't let this put you off as one of Watkins Wilson's specialities is the understanding of local building regulations.
The heart of the town is walking distance from the main beach and port. Whether you want a quick coffee in one of the town's excellent coffee bars, a lunch at a bargain price or a special dinner that samples the delicious fresh local food, Moraira has a wide variety of international cuisine to suit all tastes and budgets. Of course, all washed down with some of the finest tasting wines produced from the vineyards of the local valleys.
Moraira has beautiful clean sandy beaches. The main beach, L'Ampolla, is the most popular, and can get busy in the height of summer, but during the rest of the year is a delight to visit. Just round the headland is El Portet beach, where you'll see many beautiful properties on the hillside overlooking the sea. Here there's a perfect long stretch of sandy beach that gently shelves into crystal clear waters.
There are supermarkets in the town and on the outskirts, with larger ones to be found at nearby Calpe and Jávea. The fruit and vegetable market is held on a Friday, offering a range of delicious fresh items at bargain prices, and on a Friday is the large 'rastro' market, selling items for the home, clothes, bags, shoes, gifts and lots of other Spanish specialities! There are local Spanish schools in Moraira and Teulada, and the nearby Jávea International School. Slightly further afield is the Lady Elizabeth school in Benitachell providing primary to senior education in English by British teachers to the UK curriculum.
Spanish, English and the local language Valenciano are all spoken widely in Moraira. You'll also hear Dutch, German, French and Italian, making it a town of real international flavour.
On the sea front you'll find the castle that's one of the few original remaining historical buildings of the town. Moraira is in the municipality of Teulada, a few kilometres inland, which is home to the town hall (ayuntamiento) that runs both towns. This is why Moraira is officially known as 'Moraira and Teulada'.
The historical fishing port houses many luxury boats, which sit happily alongside local fishing vessels, demonstrating the harmony and tranquillity of the town. A few steps from the port is the daily fish market and there are plenty of fish restaurants, serving the local 'catch of the day'.
