Impressive, large stone property set in a village in the Lunigiana hills, with panoramic views across the valley to the mountains. The setting is magnificent and the scale of the property offers ample space and light, with an easy flow. Whilst most of the property has been restored with immense care and craftsmanship, there is still some work to do. In particular, the kitchen of the main house is to be finished, offering the opportunity to create a bespoke space. The property of 430 sqm comprises: the main house (240 sqm) with three bedrooms, each with bathroom; a further two bedroomed unit with two bathrooms; and an adjoining cottage with one bedroom and one bathroom.
The property is accessed up steps to the private stone flagged courtyard with pizza oven.
The main house is accessed through a beautifully crafted doorway into the reception hall. Upstairs to a wonderful living room, dominated by a large stone fireplace with high ceiling and double doors which lead out to a wide balcony with fabulous view. There is a sizeable dining room and through to a large kitchen space, yet to be finished. This is a lovely room, with exposed beams and a mezzanine area. Additionally there is a utility room, a walk-in pantry and a wood store. From the kitchen there is also a side room with a door which leads out to the garden. From the living room, there is a beautiful reading room, full of character with built-in bookcases, an antique range and stone sink - and lot of light from the lovely windows; on this level too is a bathroom with shower. The master bedroom is large, with en-suite bathroom with shower; a further double bedroom and large bathroom with freestanding bath and shower; a smaller double bedroom.
With independent entrance from a terrace with a vine pergola, is a separate two bedroom unit. This comprises a large double bedroom with large built-in cupboard, a washing machine cupboard, bathroom with shower and a comfortable open kitchen/dining/living space with fireplace. Downstairs is a double bedroom with en-suite bathroom with shower.
Adjoining the main house, with its own front door from the courtyard, is a sweet little one bedroomed cottage with kitchen and living room and bathroom upstairs and a double bedroom downstairs. This was formerly the chestnut drying house.
Below the main house are a number of linked 'cantina', basement rooms, with good height and with plumbing and electrics ready to convert to additional accommodation. There is a garden area outside the kitchen, with lovely views, and additional terraces behind the house, with shade, which offer an ideal place to dine under the vine pergola.
The property has been finished beautifully with terracotta floors, exposed beams, exposed stone walls and plenty of light throughout. Much of the woodwork and stonework is hand crafted and is of impressive quality. Central heating and all main services are connected. There are two private parking spaces and easy car access.
The fact that there is some level of work required to finish in the house is acknowledged and has been reflected in the price. We work with a sister company, with a resident Geometra, who oversees a good team of builders and tradespeople, who can collaborate to finish the house. This team have overseen a large number of excellent restoration projects in the area. However, the project is not overwhelming - the house is virtually finished and the work has been carried out to the highest standard over many years.
La Giuseppina is situated in a small village in the area of Casola in Lunigiana, a small town set on the hill above the Aulella river with the houses huddled around the central stone tower. The area is famous for stone statues which date back to the Neolithic age and are thought to be gifts to the moon Goddess. There is a selection of shops and restaurants in the town, a chemist and in the neighbouring village a train station with direct trains to Lucca. There are beautiful views to the Apuan mountains and cobbled lanes lead from the town to the river.
Lunigiana is a magical part of Tuscany with a blend of mountains and the sea which is extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hours’ drive away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (a UNESCO World Heritage site) are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are each around an hour away.
