Property description

Well-presented and very spacious five bedroom detached house on the south side of Lerwick within walking distance of Tesco's supermarket, Clickimin leisure centre and both Sound primary school and Anderson High School.

The property benefits from central heating provided by the Lerwick District Heating system and uPVC double glazed windows throughout. In addition to the five en-suite bedrooms, the 'walk-into' accommodation also includes a substantial 25' lounge / dining room, modern fitted kitchen, separate toilet & utility room, plus a uPVC double glazed sun porch which provides an attractive entrance to the property. Externally there is a good-sized garden area mainly laid to lawn and a detached garage.

The property is currently being run as additional guest house accommodation by the current owners but could equally be used as a large family home.

Viewing is essential to fully appreciate the space provided by this property.

General Information

The property is currently being used as ancillary accommodation to the owners' main guest house business next door. It could potentially be run as a standalone B & B by the new owner with all the furniture and fittings being included in the sale, or it could revert back to use as a family home.

The property was extensively refurbished in 2008 when it was taken back to a shell and all services renewed. New uPVC windows were fitted and a new conservatory / sun lounge added to the rear.

The property sits on the south side of Lerwick in a small cul-de-sac of privately owned properties just a short stroll from Sands of Sound beach, with Tesco's supermarket and the popular Fjara café bar being close by. The Clickimin leisure centre, Sound primary school and Anderson High School are all within walking distance.

Although there is a 'front' door to a small vestibule accessed via a path from Kantersted Road to the east side of the house, in practice entry is via the west-facing uPVC double glazed sun porch to the rear which also provides a relaxing additional living space overlooking the garden, the space benefiting from the central heating, slate tile effect vinyl being laid to the floor. From here a lobby with utility room of leads to the hall, the utility room having a fitted worktop and sink with plumbing below for a washing machine and wall-mounted cupboard unit over. The hall is laid with attractive wood laminate flooring which also extends into all the bedrooms, whilst two built-in cupboards provide useful storage space.

There are five bedrooms each room having its own en-suite all finished to the same standard with wet-wall lining, a shower plus a white WC and wash hand basin with mirror & light over, heating being provided by a ladder style heated towel rail / radiator.

All the bedrooms (presently laid out as a double, three twins and a single) are a good-sized with space for easy chairs etc., and again all are similarly finished with striking feature wallpaper to one wall and a variety of lighting options. All have wall-mounted TV's, a wall-mounted clothes rack, a dressing table and tea / coffee making facilities.

Bedroom 1 is a particularly bright room thanks to its dual aspect with windows to the south and east, this room having a stylish wash hand basin bowl set on a fitted stand. Bedroom 2 has two west-facing windows looking out over the back garden, bedroom 3 also faces west. Bedrooms 4 & 5 face east, bedroom 5 being a large single, its en-suite also having disabled access from the hall.

The carpeted stair from the hall leads up to the first floor landing with doors to the kitchen, lounge and a separate toilet with WC & wash hand basin.

The carpeted lounge is an impressively spacious and bright room with plenty of natural light provided by six Velux windows, the two to the east and to the south-facing gable window enjoying views over the harbour approach and across to Bressay. Three ceiling spotlight fittings provide artificial light and a walk-in store cupboard with Velux window and the eaves space provide useful storage.

The modern fitted kitchen, again a bright space with two Velux windows and a window to the north gable, has extensive cupboard and worktop space provided by modern fitted units including a glass and stainless steel cooker hood over the centre peninsular unit and an inset sink below the north-facing window.
