Property description

Tenure: Freehold

DESCRIPTION An attractive stone-fronted detached house, built in 1997, pleasantly situated within Darshill, on the western outskirts of Shepton Mallet. The well-presented accommodation is set over three floors and includes three bedrooms, a first floor shower room, a second floor bathroom and two separate reception rooms. Outside, there is gated off-road parking and cottage gardens to both the front and side of the property. Viewings by appointment.

A large timber canopy with tiled roof gives access to the front door which opens into the kitchen (there is an alternative access to the front of the house via the sitting room if preferred). Fitted with a range of matching floor and wall units, the kitchen has a window to the side and offers space for a range cooker and under-the-counter white goods. In addition, the gas-fired boiler for the central heating is located within the kitchen. An opening then leads through to a separate dining room which has a built-in cupboard and access through to a downstairs WC. A door then opens into a triple-aspect sitting room; a particularly generous reception room incorporating a superb wood burning stove and a spiral staircase to the first floor accommodation.

On the first floor, a central landing with windows to the front and rear leads to two bedrooms (one with built-in wardrobe) and a modern 'Jack and Jill' shower room with white suite. One further double bedroom can then be found on the second floor, which is also dual-aspect and has large fitted wardrobes to one side. Adjoining, there is a family bathroom fitted with a white suite comprising a panelled bath, a vanity wash hand, a low level WC and a heated towel rail.

OUTSIDE The property is approached via a gated driveway which provides off-road parking for several vehicles. The property stands within a plot measuring approx. 0.24 acre, and includes a garden laid to lawn to one side, two garden sheds, a pond and some further area of ground and woodland to the front which slopes down towards the Wells Road.

LOCATION Darshill is a small and characterful hamlet on the edge of the historic market town of Shepton Mallet, located in the Mendip district of Somerset, five miles east of Wells, England's smallest city. Both the City of Bristol and the picturesque City of Bath, a World Heritage Site, are located just 18 miles away and easily accessible. Shepton Mallet itself offers a range of local amenities and shopping facilities including a large supermarket, leisure centre, lido with fitness centre, a choice of pubs and restaurants, dentists and doctors, a Grade I Listed church and both primary and secondary state schools. There are also many highly-regarded independent schools (Prep & Senior) within easy reach, such as All Hallows Prep School, Downside School, Wells Cathedral School and Millfield School. For those travelling by train, Castle Cary station (which has direct services to London Paddington) is situated only six miles away.

DIRECTIONS From our office on High Street, proceed along Commercial Road and continue over the roundabout passing the Anglo Trading building on the left. Follow this road down Pike Hill into Bowlish and turn right beside the Horseshoe Inn pub into Forum Lane. Take the first turning on the left into Ham Lane and after a short distance take the first left into Back Lane. The property is the first on the left hand side as indicated by our 'For Sale' board.
