Shefford House
Shefford House is a stunning Grade II listed Georgian property,
approached through electric gates up a winding gravel tree lined drive, opening out in front of the house. The gardens and land stretch out behind the house rising in a south westerly direction. The arable land wraps around the gardens and parkland, separated by mature hedge rows and trees.

At the front of the house there are stone steps up to the
impressive entrance, flanked with doric columns. Inside
the entrance hall, with stone floor, there are doors to all
of the principal reception rooms, stairs to the first floor and
lower ground floor, and a door to the inner hall which in turn
leads to the kitchen/breakfast room, and orangery/sitting
room, and further staircase down to the lower ground floor

Of particular note are the period features, such as traditional cornicing and open fireplaces throughout the house which has been extensively refurbished during its current ownership. The drawing room spans the width of the house and is flooded with light from windows to two sides. There are two doors in from the entrance hall and an open fire. The formal dining room is across the hall also with an open fire. The library is lined with bookshelves, and has a wooden floor and an open fire and is used as a snug. From the inner hall there is a large open plan kitchen with ample space for a large kitchen table and open fire place to one end. The kitchen units are bespoke, with an AGA, integrated appliances, separate gas hob (bottled supply), and a slate floor, and a door to the pantry.

The orangery/sitting room is next to the kitchen with access through two wide openings either side of the fireplace. There is a large roof light in the ceiling and French doors and floor to ceiling windows which face south west and open onto the lower terrace in the walled garden, as well as a door to the library. From the inner hall there are stairs down to the lower ground floor where there is a sitting room with open fire, study with French windows opening onto the lawns in front of the house and a games room, currently housing a billiard table, off the study, and wine cellar. On the other side of the lower ground hall, below the kitchen there are stores, the boiler room, and a gym and a boot room with a door to outside from the parking area to the back of the house. A door from the boot room leads into the gym, and another leads onto the utility room stairs.

There is also a small self-contained annexe on the lower ground floor, which can be accessed from the house or via an outside door, with a bedroom, kitchenette and bathroom. This has previously been used by an au pair.
On the first floor there is a master bedroom with dressing areas off and en suite bathroom, two additional bedroom and bathroom suites, and a fourth bedroom. On the second floor there are a further two bedrooms (making six upstairs in total) and a bathroom as well as extensive built in eaves storage.

The gardens are very attractive with lawns and shrubs flanking the drive on the approach to the house and traditional terraced walled garden to the rear, in the south west, taking advantage of the sunshine and sheltered by the natural topography of the land. The orangery opens onto the lower terrace where there is a seating area. Steps lead to a second terrace used for al fresco dining. There are also a pond and a green house. Beyond the walled garden there is an all-weather tennis court.

The land
Behind the barn to the west of the house there is a pasture field which is circa 5 acres. Beyond this a single arable field which wraps around the gardens and parkland, of about 99 acres. On the southern boundary there is a mature wood which is around 5 acres. The arable land is let to a local farmer on an informal basis for arable cropping.

The sporting rights over the land are owned but are
also let, to a neighbouring land owner, on an informal
