DESCRIPTION We are delighted to offer for sale, this modern detached house (2006) offering well-presented accommodation, garage, garden and parking. Available with no onward chain, the property is situated in a sought-after residential area less than a mile from the town centre's amenities.

On entering the property at the front there is a hall with staircase to the first floor accommodation, understairs cupboard and cloakroom. The dual-aspect kitchen is fitted with a range of matching floor and wall units, work surface, stainless steel drainer sink unit with mixer taps and includes an integrated electric oven with a gas hob. To one end of the kitchen is space for a dining table and chairs. The sitting room is at the rear of the property with wall-mounted electric fire and patio doors opening out to the garden.

On the first floor, there are three bedrooms (two doubles and a single) with the main bedroom benefiting from built in wardrobes. The family bathroom is fitted with a matching white suite comprising bath with shower over and tiling around, low level WC and large pedestal wash hand basin. Furthermore, the bathroom has a frosted window to the side, mirror and a heated towel rail.

OUTSIDE The walled rear garden is mainly laid to lawn with shingle border and gated pathway leading out to the garage, located behind the property beneath a neighbouring coach house. In addition, the property has one allocated parking space plus visitors parking on Norah Fry Avenue adjoining the recreation field.

TENURE Freehold property with a leasehold garage (peppercorn rent payable for garage). We understand there is an annual service fee of £350.

LOCATION The historic market town of Shepton Mallet is located in the Mendip district of Somerset, five miles east of Wells, England's smallest city. Both the City of Bristol and the picturesque City of Bath, a World Heritage Site, are located just 18 miles away and easily accessible. Shepton Mallet itself offers a range of local amenities and shopping facilities including a large supermarket, leisure centre, lido with fitness centre, a choice of pubs and restaurants, dentists and doctors and a Grade I Listed church. Shepton Mallet is also home to Kilver Court, a superb designer clothing outlet. As well as good state schools, both primary and secondary, there are also many highly-regarded independent schools (Prep & Senior) within easy reach, such as All Hallows Prep School, Downside School, Wells Cathedral School and Millfield School. For those travelling by train, Castle Cary station (which has direct services to London Paddington) is situated only six miles away.

DIRECTIONS From our office, proceed along Commercial Road to the roundabout, turning left onto Old Market Road. At Tesco roundabout, turn right onto West Shepton and continue over the next mini-roundabout. Turn right into Old Wells Road and again into Norah Fry Avenue, following the road down and around to the right. Continue right once more and the property can be found on left hand side.
