Property description

A superb 2 double bedroom home that will delight those seeking an exceptional retirement apartment that enjoys panoramic views and a light, southerly and westerly outlook. Very probably the finest apartment of its kind in Nailsea

This distinctive, landmark building without doubt occupies the best position of the three retirement developments in the town being set back from any busy roads and framed by landscaped gardens that create a much greater feeling of space. Sapphire lodge is also just a short walk, about 100 yards from Tower House medical centre and the Library in Crown Glass Shopping centre. The High Street and Waitrose just beyond that and all these amenities and many more arranged around the town centre are accessible without even crossing a road adding hugely to the appeal of this position.

The property was built in 2016 by Churchill Retirement Living, a multiple award-winning specialist developer, who chose this site rather than any other in Nailsea to provide a suitably impressive setting with that ease of access but peace and quiet advantage. The apartments on the south side of the building have since new been the most popular, but the most desirable of all are the three apartments that take advantage of the double aspect to the south and west and this is potentially by far the finest of that rare collection.

From the building forecourt all the way through the foyer, the very spacious resident owners lounge with adjacent concierge and Lodge Managers office, to hallways and other communal areas, the building is beautifully designed and impeccably kept.

Welcoming lifts and adjacent broad well-lit staircases take resident owners and their visitors to the upper floors where the very pleasing interior design scheme continues with each upper hall.

The light, bright upper halls distribute to just a handful of apartments so that there are no long, potentially confusing corridors for visitors to negotiate, a common criticism at other less well thought out developments.

For those that choose to get involved the Lodge Manager and resident owners arrange a superb choice of regular but optional social opportunities and events. These include coffee mornings and afternoon teas, armchair keep fit, poetry readings, weekly cinema showings, carol singing and so on. We do know from conversations with resident owner clients that the social side of living at Sapphire Lodge is one of the great attractions, but no one is obliged to take part and not all do.

This property arranged off the west hall is also nearly neighboured by the Guest Suite that can be booked in advance at a nominal fee to accommodate relatives or visitors should guest space ever be needed.

The design and finish of the building is clearly very good and features such as Satellite TV points, ample telephone points naturally with broadband provisions (subject to normal subscription arrangements with your chosen provider), high level power points and illuminated light switch Patrice's for added convenience. In addition, the soundproofing at Sapphire Lodge is exceptional and the specification also includes excellent thermal insulation too.

Resident owners safety is always a high priority at a Churchill development and there is a 24 hour care link facility with pull cords and a remote control while, a further safety feature is the inclusion of central heating with a centralised boiler system, rather than per apartment boilers and individual thermostatic controls and timing controls in each property. All heating costs are covered in the comprehensive management charge irrespective of usage.

Also included in the price, rather than as a hugely expensive extra, is parking with resident's spaces on the north and south side of the building together with charging points for mobility scooters and bicycle storage.

The gardens and grounds are all communal and the patios, pathways arbour shaded walks and lawns are all laid out to ensure ease of access for all resident owners. The south facing gardens are all kept by the building management company and adjoin an expansive area of green space. This sweep of parkland is looked after by the parks and gardens department of the local authority and forms an attractive buffer from the road to the south.

Overall, we think this may be the pre-eminent property of its kind in the town and we do urge you to view at the earliest opportunity.

Our clients who must move to East Anglia snapped up the apartment and the next lucky owners will doubtless do so too.
