Property description

Tenure: Freehold

DESCRIPTION An extended and nicely-presented three bedroom mid-terrace cottage which benefits from superb rural views, a generous rear garden, gated off road parking and an outbuilding. Situated in the village of East Cranmore, between Shepton Mallet and Frome, the property is available to purchase with no onward chain. Viewings by appointment only.
A door to the front of the cottage opens into a double glazed porch, which provides space for shoes/boots. An inner door then leads through to a traditional entrance hall which incorporates the staircase to the first floor accommodation, an under stairs cupboard and a tiled floor. Adjoining the hall is the sitting room, which has an pretty fireplace with open fire, a window to the front of the property and a very pleasant countryside view. The kitchen is fitted with a range of floor and wall units in a farmhouse style and offers space for freestanding white good and a range cooker. The kitchen then steps up and opens out into a fabulous extension at the rear of the house, which provides a second reception room with skylight windows and a slate tiled floor (please note the wood burning stove pictured is not included). A particularly social space, this part of the property is spacious, has double doors opening out to the garden and can comfortably accommodate a dining table and chairs. There is access from the living room into a useful utility room (which houses the boiler for the oil-fired central heating) and through the bathroom. Thoughtfully designed when extending the property, the dual-aspect bathroom is presented on two levels and includes a matching white suite with a low level WC, a wash hand basin, a corner shower cubicle and a freestanding bath with mixer taps.
On the first floor, there is a landing space with hatch into the loft which is currently used as a study area and has light, power and a skylight window. The Master bedroom is a good size double room and incorporates a WC with wash hand basin and a window to the front with an excellent view. There are two additional bedrooms, both of which are singles (one with a built in airing cupboard).

OUTSIDE To the front of the property, there is a small area of shingle with mature borders and a deck pathway to the entrance. From the rear, there is a patio seating area with steps up to the garden. A generous size, the garden is predominantly laid to lawn, enclosed to all sides and has various sections ideal for seating. There is an impressive view from the south-western side of the garden which looks out across the neighbouring countryside and beyond. A right of access across a driveway at the side of the terrace leads to an area of gated off-road parking (for several vehicles), private to this property and also accessed on foot from the garden. From here, a sliding door enters into a useful outbuilding which has light and power and is currently split into two rooms - the first measures 15'6'' x 8'3'' and has a window to the rear and side. A door then leads through to a second room which measures 15'6'' x 9'9'' and includes a wood burning stove. This outbuilding offers lots of potential and could suit those who would like a home office, studio or a gym. In addition, steps at the back of the parking area give access up to a summerhouse.

SERVICES Mains electricity. We understand the property has private drainage, the septic tank is situated in the field opposite and connects to one other property. The water for this property is accessed from the mains and pumped up Slait Hill to a holding tank, it is then gravity fed and also serves other neighbouring residents.

LOCATION The property is situated in East Cranmore (approx. 1.5 miles from Cranmore), a pretty Mendip village located only three miles east of Shepton Mallet and eight miles south-west of Frome. Cranmore itself has a popular pub, The Strode Arms, which opens for lunch and evening meals. There is a 15th Century church and local park located in the centre of the village. East Somerset Railway, a visitors attraction with Steam railway and museum, is also located in Cranmore.
Both the City of Bristol (23 miles) and the picturesque City of Bath (18 miles), a World Heritage Site, are located within commuting distance and easily accessible. Shepton Mallet itself offers a range of local amenities and shopping facilities including a large supermarket, leisure centre, lido with fitness centre, a choice of pubs and restaurants, dentists and doctors and a Grade I Listed church. Shepton Mallet is also home to Kilver Court, a superb designer clothing outlet. As well as good state schools, both primary and secondary, there are also many highly-regarded independent schools (Prep & Senior) within easy reach, such as All Hallows Prep School (in East Cranmore), Downside School, Wells Cathedral School and Millfield School. For those travelling by train, Castle Cary station (which has direct services to London Paddington) is situated only six miles away.

DIRECTIONS From Shepton Mallet, proceed out of town east on the A361 towards Frome. Continue through the villages of Doulting, Cranmore and Dean into East Cranmore. Turn left into Slait Hill and the property can be found half way up on the left hand side, as indicated by our 'For Sale' board.
