Property description

Tenure: Freehold

An exceptional family home totalling nearly 6,500 sq ft of traditional living with lots of character coupled with super leisure facilities such as an indoor pool, a tennis court and 6 acres of formal gardens and woodland. There is also planning passed for a detached new build home of approx. 6,000 sq ft.

Entering, a spacious, welcoming hall greets the owners and guests. To the ground and lower ground floors are 7 reception rooms plus the large kitchen/breakfast room which has become the hub of the home. The principal bedroom is located on the east wing with its own dressing room and 4-piece en-suite bathroom. The remaining 4 bedrooms are on the west wing along with 2 bathrooms. The utility room is on the lower ground floor where there is also an extremely useful storeroom.

This fantastic home sits on one of, if not, the largest plots on this exclusive road. There is a sweeping carriage driveway to the front with security gates and plenty of parking, a triple garage and the rest of the garage has been converted into office space with a kitchen area downstairs and 2 large rooms above, spanning the whole of the garage block.

The formal gardens are approx. 2.5 acres where there is a tennis court, children's playground and the indoor pool with sauna, shower, w.c. and gym area. The additional 3.5 acres is private woodland beyond the formal garden. Planning permission has been granted for a separate dwelling, accessed directly off The Ridgeway, which will boast approx. an acre of its own grounds, leaving approx. 5 acres for Forest Lodge.

Cuffley village offers a vast array of shopping facilities and the train station provides direct access to London Finsbury Park, Kings Cross and Moorgate. Schooling is well catered for nearby with Lochinver House (boys), Stormont (girls), Queenswood (girls), and Haileybury just a short drive away. Leisure facilities are abundant with the local tennis and football clubs, equestrian centres and Northaw Great Wood.

THE OWNER'S INSIGHT... Occupying a prime location on the edge of the highly sought-after village of Cuffley is Forest Lodge, an exceptionally large and hugely characterful five-bedroom family home that sits nestled within six acres of spectacular gardens and grounds. The house was originally built at the turn of the century, but over time has been enlarged and beautifully modernised and now boasts almost six and a half thousand square feet of accommodation, an indoor swimming pool and a tennis court - the site of which currently has planning permission in place for a brand new five-bedroom home.

"Before we bought the property back in 1998 we were living in a beautiful home in Enfield, but we simply craved more space, both inside and out, for our growing family," says the owner. "When we happened upon Forest Lodge it definitely ticked that box and, as we discovered, a whole lot more. It sits in this gorgeous location, just close enough to the centre of the village for it to be very convenient, but just far enough away for us to enjoy complete and utter privacy. Within the grounds we have added a children's play area, we had the tennis court put in and also the swimming pool, which has been a huge hit with the children and now the grandchildren. It's a real lifestyle property, a place where we can do exactly as we please, and although we're just a stone's throw from everything we could possibly want or need, here at home we feel a million miles from anywhere."

"The house itself is just beautiful, and although very large it has a really homely feel throughout. We've made lots of improvements over the years, just to make it more conducive to modern family life, but everything we've done has been very in keeping with the style and sense of history of this gorgeous period building. I particularly love the layout of the house because we have the large areas such as our gorgeous open-plan kitchen in which we can all be together, but at the same time there are lots of rooms that we can each take ourselves off to if we just want a bit of peace and quiet. In my mind it's the ideal family home."

"Each of the rooms has its own unique character and charm so it's really hard to pick a favourite. However, in my mind one of the most impressive spaces is actually the main hall. We took down a wall to open it up, and it features a very dramatic staircase, which is a gorgeous feature - we've always likened it to something out of Harry Potter."

"Our immediate surroundings are so private and peaceful, and because we back onto a vast area of ancient woodland the garden is an absolute haven for wildlife, so we feel as if we're living deep in the countryside. However, we have the shops and amenities of the village within striking distance, there are some fantastic schools in the local area, and we can hop on the train at Cuffley station and be in the centre of London in around forty minutes so it's ideal for commuters."

"The house sits on a double plot and we have a fantastic amount of outside space so last year we applied for planning permission to build a six-thousand square feet 5-bedroom family home, which would have its own private one-acre garden. The plans were passed last October so that could be a really exciting project for the new owner."

"The house is simply too big for us now so we've decided that it's time to downsize, but it's going to be a real wrench to leave," says the owner. "I'll definitely miss the space, both inside and out, and the freedom we have here. It's been a wonderful family home for the past twenty-three years and we've enjoyed every minute of our time here."
