Everything about the house on Tanfield Lane impressed the current owners as soon as they saw it some 12 years ago. Originally the show home, on the exclusive development in Middleton, the three-storey property had the façade of an elegant, Georgian-style house and all the bright, airy living space a discerning, modern day homeowner might seek. “We thought it was a very attractive place, with a lot of kerb appeal,” one of them remembers. “From the moment we stepped into its beautiful reception hall, with its wonderful oak staircase, going right up through the centre of the house, we also loved its inside space and layout.” The setting of the property also suited them well. “We wanted to be in an area with good schools and plenty of access to parks, places with trees and green, open spaces,” he adds. “So, this location was ideal for us.”


Newly built in 2003, the six-bedroom property benefits from an abundance of natural light. “All the rooms here have at least two windows and the sun just floods in,” he explains. “We wanted to make the most of that in all the work we have done here so we have kept all the walls very neutral in colour and the flooring very light.” All the rooms have been repainted during their time at the house; the four bathrooms have been replaced and the kitchen dining room has been given new black metro tiles, unit handles and black work surfaces, with stainless steel edging.


The kitchen dining room, which offers ample space for dining together, has been a superb family space. “We do also have a separate dining room, which is nice to use on special occasions. This opens into the family room, making it ideal for entertaining.” The drawing room is also a great size for welcoming family and friends into, as well as for quiet relaxation during the evenings. “We now also have a media room on the top floor of the house, where we have a television and sound system. This has become a great space for the children to go off into to watch their films and television programmes.”


The layout of the house has been superb for family get-togethers and parties over the years. “I had my 50th birthday party here, with lots of guests inside and out in the wrap-around garden,” he says. “There is a lovely sunspot at the back of the garden, and we have a nice courtyard area. Double doors from both the kitchen and the drawing room open on to the garden, making it perfect for parties.” The ground-floor accommodation at the property is extremely flexible and would allow new owners to configure it to suit their own requirements. The substantial accommodation on the first and second floor further enhances this. “We use one of the rooms on the first floor as a study,” he explains. “This has double doors on to a Juliet balcony making it a lovely place to work, especially on warm days.”


The master bedroom suite is the standout space on the first floor. This includes a sumptuous bedroom, a dressing area, with four double wardrobes, and an expansive en suite bathroom, with freestanding bath, double shower and his and hers hand basins. “The top floor of the property is also very appealing because it feels very different from the rest of the house,” he observes. “You feel as if you are away from everything else when you are up there.” The media room has doubled as his wife’s workspace in recent times and then there is also another bedroom and shower room. “This is ideal for guests as they can have their own space where they can feel quite private.”


Another great enhancement to the house has been the creation of a leisure garden. This separate section to the main outside space has a hot tub, outdoor furniture and room for a barbecue. “It is pleasant to sit in here with friends sometimes, away from the main part of the garden,” he suggests. The family have also relished being able to head off to Willen Lake, Middleton Park or another leafy location when the weather is fine. “I enjoy running and cycling and so having so much green, open space close by has been fantastic,” he adds. “We have also enjoyed being within easy reach of shops; the station for trains into London and major roads for travelling to other parts of the country. Living here has been ideal for us.”
