Property description

Tenure: Freehold

Two prime development sites, each with outline planning consent for 3 [Total of 6] detached open market houses, only separated by the original detached dwelling [also available separately], in a sought after semi rural location yet within walking distance of local amenities and Barnstaple town centre.

Situation And Amenities - Set back from a quiet country lane on high ground enjoying fine pastoral views into the valley below, this is an unusual position as the surroundings are leafy and semi-rural yet Petroc Collage, Barnstaple railway station and the town centre are all within healthy walking distance. As the Regional Centre, Barnstaple offers the area’s main business, commercial, leisure and shopping venues as well as North Devon District Hospital. At Barnstaple there is access to the North Devon Link Road, which runs through in a further 45 minutes or so, to Junction 27 of the M5 Motorway and where Tiverton Parkway offers a fast service or Trains to London Paddinton in just over 2 hours. Less than half an hour by car are the sought after sandy, surfing beaches at Croyde, Saunton (also with Championship golf course), Putsborough and Woolacombe. Exmoor National Park is a similar distance and more locally the Estuary Village of Instow is about 5 miles also offering beach, cricket club and yacht club. The Tarka Trail is also easily accessible.

Description And Planning Permission - These freehold sites which we will refer to the upper and lower sites for the purpose of identification. Are being sold together and have the benefit between them of outline planning permission for 6 detached open market dwellings under North Devon Council planning reference 72059 and 72060 (respectively). The upper site covers approximately 0.6054 acres and the lower site 0.5199. The upper site currently has a large timber shed upon it and there is otherwise gently sloping pasture. The lower site is free of any building and once again laid to gently sloping pasture. Photographs of each of the areas are identified on these particulars together with proposed site layout plans otherwise, all drawings and associated documentation are available to view on the North Devon Council planning website using the references quoted above for access to the relevant information.

Both sites are subject to a section 106 agreement where contributions totalling £10,922.00 each towards recreation, SAC mitigation and compliance monitoring.

Special Note - The agents are very happy to discuss the likely gross development value of each/both sites with any prospective purchaser. The original property known as Carrick and single storey lodge annexe are available separately if required. There is no mains gas, understood to be available but otherwise mains electricity and water are apparently nearby. Carrick and Lodge currently drain to a private system, it is therefore envisaged that the new development may need to drain to a sewage treatment plant or similar unless mains drainage has been installed within the lane since Carrick was originally built around 2004. All plans, architects drawings etc are provided as a guide only and may be subject to change. The red lines showing the likely boundaries between the sites and Carrick are also meant only to be an indicative guide.

Directions - Leaving Barnstaple up Sticklepath Hill proceed over the stones roundabout in the direction of Bideford, after the next set of traffic lights bear left signed Lake and Tawstock. Continue to the mini roundabout, keep to the right. Continue for about ¼ mile and the property is on the left hand side.
