FREE & OPEN 7 DAYS a WEEK ‘INDEPENDENT MORTGAGE ADVICE’ call LoveMortgages.co.uk on it’s definitely worth 5 minutes of your life, just see if they can beat your original quote, you have nothing to lose but could save so much ??

** Have you got a place to sell? Talk to New Home 4U, which is an ‘Award Winning’ Estate Agent for ‘Exceptional Sales’ for the past 2 years that puts us in the TOP 3% of Estate Agents in the UK, backed by Rightmove and The Property Academy **

Do you like the photos, then maybe you would like to view this home? One of the best things about New Home 4U is, we OPEN 7 DAYS a WEEK and are physically in the office just so that you can view, ‘’like no other estate agent in Flintshire’.

This home is a very special one, it’s full of character and offers very flexible and versatile accommodation. It could very easily be converted into two holiday lets, or one Holiday Let and a place for you to live while reaping the rewards from the Let. It could be easily converted because it has two kitchens and also two staircases, one of these is a beautiful wrought iron spiral staircase, to add a touch more class to this very special place.

You approach this home from the main road, I say main road, it is more like a small country lane that probably has a handful of cars that travel down it throughout the day.

A large wooden farm gate opens up onto a gravel driveway area where there is plenty of off street parking for your cars. A small stream runs along the boundary of this property, pumping out the gorgeous sound of running water, so when you’re having a BBQ in the beautiful garden, you will be the envy of any friends who come round to visit.

As you stand back and admire the quaint slate roof and the beautiful stone body of the cottage, you’ll notice that there are two front doors. Only one of them is used at the moment, through choice, so versatility is the order of the day here if required.

We enter the home through a lovely cottage style wooden stable door that has four glass panels in it, not only giving the home charm and character straight away but also very practical as it lets light flood in, to what we now know is the kitchen / breakfast / dining room.

This is a generous sized room with a stone brick feature wall on one side and a large attractive slate tiled floor throughout this room. There’s space for at least a six seat dining table, however at present it is also playing host to a large sofa and an array of other chairs and furniture….which just shows the size of the room.

A wooden breakfast bar sits at the opposite end of the room, making a perfect place for a partner or guest to sit and eat a quick meal or just socialise with a glass of wine or a cuppa, while you cook.
Ample worksurfaces cover three walls for food preparation or kitchen equipment, cupboards and draws provide homes for food and cutlery. There’s plumbing for a dishwasher, an oil fired range cooker provides not only hot food but also heat and hot water throughout the home and a Belfast sink adds even more character to this room.

An Oak wooden door from the dining area opens up into a very useful downstairs shower room, with everything you’d expect in here, a toilet, wash-hand basin and shower cubicle, with a frosted window to allow light in and keep prying eyes out.

A lovely wrought iron staircase twirls you to the first floor bedroom, which when we enter, keeps the continuation of the feature stone wall to one side. This bedroom is a large double and easily allows plenty of bedroom furniture to garnish the room. There are doors which open into a large and very useful storage space….as you know, you can never have too much storage space.

Please note, this side of the cottage could easily be blocked off from next door to create a complete self-contained Holiday Let or even annex for a youngster who doesn’t quite have the deposit to buy their own place but really could do with their own independence. It could be converted very easily and can also generate a very useful income for you.

Walking from the kitchen through another attractive Oak door, we enter into the inner hallway and the second part of this wonderful home. There are a couple of windows in here to generate light and Oak floorboards adorn the ground to give that real country cottage feel.

A staircase rises to the first floor and beyond the stairs to the rear, a large space, which was the original kitchen, is now the very handy utility room. There’s plumbing for a washing machine and tumble dryer, another Belfast sink and more storage cupboards and worksurfaces. See, I told you this could easily be converted into two separate dwellings, the second kitchen is here ready and waiting to be used again.

Before we get to the stairs another stylish Oak door opens into one of two sitting rooms, oh and both rooms have solid Oak floors. An exposed stone wall creates an alcove for a log burner with an inset beamed mantle, making this a very cosy light room, curtesy of the large window and the second entrance door to the property. This door is very similar to the main front door, but this one is currently blocked by a chair as it’s surplus to requirements, at the moment.

Moving from this room we walk around through the opening into the second living room, dining room, office, games room or whatever you need. A small stone surround creates the illusion of another fireplace and a large window overlooks the garden.

Walking back to the inner hallway and up the attractive turned staircase we come to the remainder of this interesting cottage. The first room we enter is the second shower room. With a sink, toilet and shower it does what is says on the tin, there’s even a window to allow natural light in.

Moving out of here and up a couple of steps we come to the smallest of the bedrooms. I say smallest, it is probably most main bedrooms in the more modern homes of today. Currently set with twin beds set well apart, it could easily be a comfortable double and still allow room for bedroom furniture, there’s even an inbuilt cupboard. To cap it off, there is a window to let you view the wonderful grounds that belong to this home.

Down some steps from the third bedroom and then up a few more steps we enter bedroom two. With another part exposed feature stone wall, this room is a generous double providing ample space for a large double bed, furniture and there’s even a cupboard for storing more stuff.

OK, now let’s take a walk on the wild side and go outside into the generous grounds.

Directly outside the cottage there’s a large are of gravel for your cars, an area of paving stones, mature shrubs fill the garden, a large area of grass provides a play area for the kids or grandkids (or you), a huge stone wall provides a boundary for your garden while accommodating another home at the top of it. The enchanted garden goes all the way back, it’s much bigger than any 21st century garden you’d be getting on a modern development and right at the end is a large shed, a place for your man / woman cave or just another storage vessel, you choose!

A useful note: the home undertook a large amount of improvement 10 or so years ago and all the drains were re routed and the septic tank improved. The cottage was also tanked to stop any damp.
