Property description

Beautiful building dating back to the 14th century set in the heart of the small town of Berceto with cobbled lanes and delightful piazzas. At the top of the town is the castle and the property is near the famous church with imposing doorway which houses a small museum within.

The large property comprises the top two level of the building (320 sqm) which is accessed from the beautiful street (pedestrian) along a vaulted corridor, in the 'centro storico', the historical centre and it includes a garden and a large terrace.

An original stone staircase leads to the main entrance into a hall opening onto the large living room (85 sqm), with wood floor, beamed ceiling and a fireplace, opening onto a panoramic terrace (40 sqm) overlooking the garden and roof tops, dining room, built-in kitchen also with fireplace and opening onto a balcony and utility room, spacious bathroom with large linen cupboard and both bath and walk in shower. Upstairs there is a sitting room -TV area open to the living room below, four bedrooms (with fitted cupboards), modern bathroom and a small attic room.

This property has a wealth of character and it is restored to offer comfortable modern living also with central heating and connected to mains utilities. The property opens to a formal italian garden with a lovely rose clad arbor. The open garden is divided with a private portion for this property.

The town of Berceto, in the province of Parma, is set in the Apennine hills between Parma and the sea connected by the A15 motorway. The area is dotted with excellent restaurants and pretty medieval villages. It was once a pilgrim route and the imposing church (Duomo) in the town has a Romanesque imprint with elaborate portal and architectural layout. Berceto is the last stop on the Via Francigena (the old pilgrim way connecting Canterbury to Rome and now a well known hiking trail) before the Apennine pass. The town is full of character and an atmosphere of the Middle Ages, with stone houses, arches, lanes, ancient alleyways and walled gardens.

The lovely town of Parma is less than an hour away, and it is about the same time to the sea. Bologna and Pisa airports are 1 1/2 hours, Milan Linate airport 1 hr 40 mins.

Distances: Berceto on the doorstep, Parma 60 kms, Lerici (beaches) 60 km, Cinque Terre (coast) 80 kms, Lucca 120 kms, Pisa (airport) 120 kms, Bologna (airport) 150 kms, Milan (Linate) 150 kms.
